Permit Application #: PLN20190036 DearAmber, This letter is intended to summarize the changes made to the Site Plan and Preliminary Engineering package submitted/reviewed for this project based on comments provided by the City in a letter dated August 22,2A19. This letter has been laid oulformatted to try and match the letter provided by the City for ease of understanding. 1. The Site Plan will be updated by the Project Surveyor and will be addressed under a separate letter. 2. Stormwater Engineering Comments will be addressed below. 3. Engineering Comments from JoAnne Zulauf will also be addressed below. STORMWATER ENGINEERING COMMENTS - ZACH RICHARDSON 1. A draináge report along with the geotechnical study for this project is included with the resubmittal package. 2. Each LID BMP feasibility is discussed in the included drainage report and infiltration feasibility is determined in the geotechnical study. 3. Driveway dispersion is provided along the north side of the surface. 4. The retrôfít requirement is now being met with a level spreader for existing roof runoff to be located along the east side of future Lot2. 5. Discussion of tne dispersion requirements are in the report and detailed design information will be inoluded in the future full construction plans 6. Storm line shown and no conflicts were found with the new services. ENGINEERING COMMENTS - JoANNE ZULAUF GENERAL 1. The grades ón the site make use of the existíng access easement to serve the new SFR in-feasible. The proposed access point for the future SFR on Lot 2 was discussed during the pre-app and Staff agreed that the proposed location was the best option available for Lot 2. During the pre-app no changes to the existing frontage improvements were commented on that would be required. There is a large cut section along a portion of the frontage south of the existing condominium and parking. Moving the existing sidewalk to the north to accommodate a 4-foot wide landscape strip would be very costly and impact other utility easements that are in the area of the frontage to be dedicated to the City. Street trees could be provided behind the existing sidewalk without impacting the existing grades in those areas of concern. Street trees can be shown behind walk once this issue is resolved. ln addition, the landscaping directly behind the sidewalk is in very good condition and of high quality so removing that vegetation to relocate the sidewalk seems like it would be going against the intent of the code. c.Note added to plan. 3. Driveway alignment straightened untilfully on the property. UTILITIES 1. Approx. ie for side sewer at house, prop. line and connection to main added to plan. 2.
