Scope: Accessory Structure
Thank you for submitting your plans to the City of Edmonds for review. We have completed an
initial review of the project mentioned above. For this project to move forward a few items will
need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this
letter are resubmitted, we can complete the review. Some items may require a review by other
divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City
Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on
Wednesdays.
To complete the review the following items will need to be addressed:
Sheet 2:
1. The plans show new headers to be installed, please provide details for these headers.
Information should include size of the header, the material they are made of and how it’s
attached to the structure. A typical header detail is sufficient.
2. Due to the size of the header located over the arcadia door, calculations from a design
professional will be required.
3. The plans reflect 14’ rafters with a 30” extension. Please provide structural calculations for
the rafters. Typical detail is sufficient, show all connections and ties used. Include
connection of 30” eave extension on low side of shed also. Show positive connections for
rafters to top plate of wall. Call out any clips, ties or brackets you will use. A typical detail
will be sufficient.
4. Please show connections and any other details for the top wall on the shed high side.

5. Plans show a 2x6 plate on the concrete slab, 6 feet on center. The plans also indicate 2x6
joist 16” on center. It isn’t clear how they will connect. More details for the floor assembly
are needed. This should include direction and spacing for floor joists and how they connect.
Show all nailing, brackets and hangers used.
6. Please note if this is intended to be a conditioned space in the future, there will need to be a
vapor barrier below the insulation under the floor.
7. Although smoke alarms and co detectors are not required, it is recommended to add one to
the hall area between the shop area and the storage area. Consider using combination alarms.
8. Include a detail for all posts. This should show all connections, material used and size.
9. A landing is required at all exterior door exits. This includes main entrance, garden storage,
water tank room and sliding door. R311.3 Floors and Landings at Exterior Doors.
Please note any deviation from these plans after approval may need approval from a design
professional for the change. To eliminate delays, if you find the need to deviate from these plans,
please contact the building department so we can go over the change.
