Please be advised that the building plans for the above referenced project have been disapproved for the purposes of obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. A2.1: 1. It appears that the collar ties being used for this project doesn’t match the design(s) and structural design/calculations. Please clarify/ correct this on the plans. This inconsistency is found on several pages of the plans. Correct this on the plans. 2. There are new 4x4 posts indicated at the family room, located on the North/South East wall. Sheet S1 indicates that these are to be 4x6 post’s by the Engineer of record. Clarify/correct this on the plans 3. A new 4x4 post is proposed at the SW wall, sheet S1 is designed with (3) 2x4. Correct/clarify this on the plans. It is notated in the structural calculation packet (p19 of 26) P2-1 that this was designed with a 3.5 x 3.5. Pleas ensure that the proper structural members/calculations are represented on the pla ns to be used for this project. S-1 sheet: 4. Page 17 of 26 in the calculation packet design shows a 2x8 collar tie, sheet S -1 calls for a 4 x 8 collar tie. Please clarify/correct on plans and calculation packet. 5. Please have Engineer of record review there packet and plans and ensure that calculations and members are provided on the plans. Please review sheets A1.1 thru A4.3, it appears that there are some structural references that the engineer of record has calculated. Please have engineer of record review these sheets and stamp them or remove the members from the plans. 7. Energy credit is required for this project. R503, R505 of the 2015 WSEC.
