Scope: New Entry roof and add matching roof line to rear of home
Thank you for submitting your plans to the City of Edmonds for review. We have completed an
initial review of the project mentioned above. For this project to move forward a few items will
need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this
letter are resubmitted, we can complete the review. Some items may require a review by other
divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City
Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on
Wednesdays.
To complete the review the following items will need to be addressed:
Sheet A 2.0
1. Please include a detail of all elements of footings supporting the front porch posts.
Note all exterior footing must have an 18” minimum frost depth. Table R302.2(1) as
amended by ECDC 19.05.020
2. Plans reflect a new 2x10 ridge in the addition. This size beam appears to be
undersized to carry the load you have indicated. Please check load calculations and
supply supporting documentation for ridge beam.
3. There is a 4x6 header noted on the plans. It appears both ridge beams, New and
Existing, rest on the header. Please show on the plans how the roof load is
transferred to ground through the 4x6 header, and that it is properly sized for the
load.
4. Please identify how the connection is made at the header location attaching both
incoming ridge beams (existing ridge and new ridge).

5. Rafters from new roof appear to be sitting on the 5 ½ x 10 ½ GLB across the front
porch. Please add a detail showing the connection between the new rafters and the
GLB at front porch location.
6. It appears there are two knee walls to support the new roof. The plans should include
a wall assembly detail that reflects both knee walls. Show all connections and
hardware attaching the roof to the knee walls and bottom of the knee walls to the
existing structure.
