During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may res ult in additional comments that require attention beyond the scope of this letter. Items that recur on this list appear in italics. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. Back Deck: 1. It appears that the 4 x 10 HM Fir beams are over spanned. Please make corrections/provide calculations. 2. Please clarify the existing 4 x 12 cantilever from house structure. Does this 4 x 12 go into the exi sting structure, if so how far, how is fastened to other structural members, what is the total length of these existing 4 x 12 cantilevered beams. Please ensure that these existing members will be sufficient in the construction of the new deck for this project. 3. It appears that there is a single structural member at the existing 4 x 12 canter livered beams located at the stairs. Please provide details is this part of the stairs or is there decking on top of this member. 4. Please provide flashing details as per section R703.4. 5. 3/8 lag bolts are being used at the existing 2 x 8 ledger. Table 507.2 allows the use of a ½ inch lag screw. Please use this table for your design of the ledger attachment. Plans state that the ledger is existing, if so what is the 3/8 lag screws being used for? 6. There appears to be no lateral load attachments per section R507.5.1. Please correct and provide the detail on the set of plans. 7. Lateral restraints per R507.5.1 does not appear to be on the plans. Please clarify/correct plans to show the lateral restraints. 8. The 4 x 6 posts appear to be missing lateral bracing. Please provide Knee bracing to include the size and connections on the plans. Please make corrections on the plans. 14. Please provide details as to how the stair brackets are being attached to the 4 x 12 PT stringer. To include the length and size and make of fastener. 15. Please provide details as to how the stringers are being attached both at the bottom and top. General: 16. A suggestion would be to look at My Building Permit. com. There is a tip sheet that you may want to reference to the building of a deck for this project. Upon review of the resubmitted documents, additional comments may be generated.
