Scope: Demolition of existing garage/ New attached 3 car garage with 2nd floor art studio
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of
obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable
building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other
divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the
scope of this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in
itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the
revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours
are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. Please clarify the use of the new Art studio for this project. It is stated on the floor plan that the new 2 nd
story above the garage is an office? Make corrections on the plans.
2. The engineer of record is to provide more detail for the Drag Strut connection and detail. Please consult
with your Truss manufacturer/Design professional and provide the details on the set of plans where it is
applicable. Please have Structural Engineer review/stamp and sign the truss drawings for this project.
3. Please have EOR (Engineer of Record) review sheet(s) A2 thru A4 and stamp/sign these sheets or remove
the dimensions to the structural members and fasteners being used. There appears to be conflicting
member sizes and fasteners to the stamped structural sheets provided for this project.
4. Provide a detail as to how the ledger(s) are to be attached for this project. Provide this on the plans to be
stamped and signed EOR.
5. Th ere is no indication as to the structural sizes for the construction of the walls. Please have EOR review
the design of these walls and provide a detail to what will be used for this project.
6. Sheet A3 indicates a 2x6 HF#2 CJ @ 24” oc. Please clarify if this is to be used with this span with
storage above. Please verify that calculations will allow the use the 2x8 DF@ 24” OC.
7. Please have EOR verify and approve the knee bracing and that they meet the code standard for
connection and length of the knee bracing. Correct this on the plans.

8. Provide how the fire separation is going to be achieved from the habitable space to garage. For both walls
and ceilings.
