Scope: Repair to existing deck
Please be advised that the building plans for the above referenced project have been disapproved for the purposes of
obtaining a building permit. During a review of the plans by the Building Division for compliance with the applicable
building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other
divisions, such as Planning, Engineering, or Fire, may result in additional comments that require atten tion beyond the
scope of this letter. Items that recur on this list appear in italics.
A complete review cannot be performed until the revised plans/documents, including a written response in
itemized letter format indicating where the ‘clouded’ or otherwise highlighted changes can be found on the
revised plans, have been submitted to a Permit Coordinator.
Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours
are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays.
General:
1. A set of plans have been provided in this application and it appears that this may have been used a s a
reference for the set of plans provided for your project. Please keep in mind that this set is stamped by an
Architect and permission/approval from the design professional will need to be acquired in order to use the
design professional’s details. You may provide a set of plans stamped and signed by a design professional
or provide details to the construction of the deck to be constructed prescriptively.
2. Provide the structural member size and fastening schedule for the cantilevered floor joist of the balcony.
Due to the deck being cantilevered provide the detail as to the ratio of the back span shall be not less than
2:1.
3. A fire separation assembly will need to be provided between, both existing dwelling units.
4. It appears that this is a water proof deck. Please provide the material being used for the decking, direction
of slope, how is deck to be drained form water that may accumulate on the deck.
5. Clarify where the Desnyglass is to be installed.
6. Type and member size for the new sheathing for the decking along with a fastening schedule.
7. Detail that would indicate the insulation R value that may be used for this project.
8. Is there a membrane being used for the decking of the balcony. Provide this in the detail of the
construction for this project.

9. Please provide as much detail as possible that would encompass the scope of work that is to be done if this
project is to done prescriptively.
