Thank you for submitting your plans to the City of Edmonds for review. We have completed an
initial review of the project mentioned above. For this project to move forward a few items will
need to be addressed.
Once a revised set of plans, including a written response to the list of the items contained in this
letter are resubmitted, we can complete the review. Some items may require a review by other
divisions, such as Planning, Engineering, or Fire and will be noted as such.
Resubmittals can be made at the Development Services Department on the 2nd Floor of City
Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on
Wednesdays.
To complete the review the following items will need to be addressed:
General:
1. Calculations appear to conflict with the drawings. The beam in the bedroom in the NW
corner shows two holes 4.5” in diameter in the beam on the plans. The calculations reflect
one hole that has a 6” diameter.
When reviewing the specs from Weyerhaeuser (Header and Column Specs Guide TJ-9000
and TJ-7000) they are very specific concerning location and size of boring into their PSL’s.
The manufacture specs state a hole no greater than 2” and must be located in the middle
third of the beam.
Please identify the location on the plans and verify the calculations and plans reflect the
same thing.
2. Washington State Energy Code 2015, Section R503 Alterations, the exiting storage area is
being converted into a heated space which will need to comply with the requirements set by
the WSEC 2015, specifically section R503. This section addresses alterations to an existing
home.

The home will need to qualify for .5 credits. Please use Table 406.2 in the WSEC to
determine how you will satisfy the credits required. Include this in the general notes.
3. Also include an elevation showing all side of the home (front back and sides) it is important
to know what is going on above the area supported by the beams. This will allow us to
confirm the calculations for the beams used in this project.

4. Show all required smoke detectors and CO alarms on plans. Follow sections R314.3 for
smoke alarm placement and R315.3 for CO alarm placement. Smoke and CO alarms must
be interconnected with the rest of the home, all floors. The location outside the bedrooms
needs both Fire and CO alarm, a combination unit is an acceptable option in this location.
5. Plans reflect a non-conditioned (not heated) space to be converted to a conditioned (heated)
space. Please indicate the mechanical equipment that will be heating this space, include
model, efficiency and fuel type used.
6. The plans also show new egress windows in the bedroom and office. These must conform to
the guidelines set by WSEC 2015. Include specs of windows being installed.
