During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
Drainage:
The solid -lidded catch basin at the east end of the property line is not represented accurately: it still
drains Lots 2 up through Lot 13 of the Preview Homes / Westgate Village plat directly onto Lot 1, the
location of the proposed SFR. The 6-inch "outlet" for this catch basin is also two feet higher than the
12" outlet draining directly to the lot. Additionally, the noted 6-inch outlet is two feet higher than the
inlet from the street, and the 6" line crosses into private property. These issues must be resolved prior to
permit issuance. Given the unique aspects concerning the buildability of this lot, I strongly suggest you
retain the services of a qualified stormwater engineer for this task.
9 Show locations of downspouts on site plan.
Grading:
Given this lot's historic and natural role in drainage, a more comprehensive grading plan is required,
detailing the areas to be cut and filled. The Building Division has recently required a soils report for
your project, and it is reasonable to assume that additional excavation and fill may be required as a
result of it. Please account the soil report's findings into your recalculated grading quantities.

Footing Drains:
Show where and how the footings are to drain, particularly the southwestern portion of the SFR. Given
the lot's topography, it is difficult to envision the water draining anywhere.
Utilities:
