Dear Mr. Olsen,
This letter is in response to an inquiry from Susan Westlund with Glacier Real Estate Finance
regarding a pending loan commitment for the subject property being handled by American
United Life lnsurance Company. The request was to verify current zoning of the property and
whether there are any current outstanding violations or issues.
The subject property is zoned General Commercial (CG) and subject to the use and
development standards in Chapter 16.60 of the Edmonds Community Development Code
(ECDC). The existing uses at the site are permitted according to ECDC 16.60.010.4 & B.
However, the site was rezoned in 2O17 so some different development standards apply now as
opposed to when the site was redeveloped in 2005. A copy of the rezone ordinance (#4078) is
attached.
The existing building and site are considered to be nonconforming for any of the new standards
that now apply that are not currently met, including the pedestrian area requirements in ECDC
16.60.020.C and likely some of the site layout and building standards in ECDC 16.60.030. The
existing development can continue and may be modified pursuant to the nonconforming
chapter in ECDC 17.40. However, any new construction at the site would need to meet the
requirements of ECDC 16.60.
To my knowledge, there are no outstanding zoning or building code violations.
