All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1.For plan clarity, please place larger notes outside of property lines with arrows or legend to correspond with referenced plan areas. 2.GRADING & EROSION CONTROL PLAN:  On grading plan please provide bottom elevation of footing to verify grading quantities  Please provide details for erosion control filter socks and filter fabric fence consistent with City of Edmonds Standard Details E1.1 and E1.3. 3.UTILITY PLAN:  It is understood that the detention system and utility connections were constructed with the short plat. In order to have a complete site plan for this project though it is important to show where the utilities go and where they connect to. You may note “installed with short plat” on site plan asbuilt then provide a copy of the civils for the short plat including the onsite improvements as a asbuilt reference. The civils shall include placement of all catch basins, yard drains etc with invert and rim elevations.  Show roof drains/tightline from house to yard drain.  Please show how drainage from driveway will be connected to the detention system.  Show gas utility line from property line to house.  Water service on plans does not match original civils, please clarify asbuilt location of water meter and water service line from water meter to house.  Show footing drains from house to drywells.  To reuse existing side sewer, contact Olympic View Water & Sewer District for approval. Side sewer requires 6” clean out with locking lamphole cover required at property line and 4”-6” line from property to house with clean out at house.  Show all CBs, detention system, yard drains, dry wells on plan, clearly labeled. (CB#1 etc. so can be referenced easily on Short plat map for invert/rim elevations)  Confirm 10 ft horizontal separation between water and sewer lines.  To reuse existing side sewer, contact Olympic View Water & Sewer District for approval. Show connection from property line to house on site plan. Side sewer requires 6” clean out with locking lamphole cover required at property line and 4”-6” line from property to house with clean out at house.  Please label circular symbols at front and rear of house on utility plan, if stockpiles please remove from this plan.  Provide detail of drywell for footing drains. 4.SITE PLAN:  Please correct impervious surface calculations as follows: eaves must be included with structure for impervious surface calcs. Eaves are not included in lot coverage. Please separate access road area from “walks and stoops”. Should be arranged as follows; House with eaves xxxx sf Driveway xxxx sf Walks xxx sf Uncovered Stoops, Patios xxxx sf Access Road xxxx sf Total XXXX sf  Indicate driveway surface on plan.  Show any walks or stoops on site plan.  Clearly show boundaries of access easement, utility easement. 5.Please provide copy of PUD easement.
