During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at mcconnell @ ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
GENERAL
1. Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements,
including traffic control.
• If you would like to place a bond for the improvements to be done so that you may record the
subdivision you may do so. The amount of the bond will be based on 120% of the City approved
estimate for all improvements. The City will inform you of the appropriate bond amount after review
approval of the cost estimate. You may contact Conni Curtis at our office to obtain a copy of the
performance bond form. She can be reached by e-mail at curtis@ci.edmonds.wa.us
• Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all
improvements.
2. Please submit a traffic control plan for review and approval.
3. 1 am in receipt of the letter dated June 5, 2008 from Rob Long, P.E. of LSA requesting a waiver from the
235th PI SW asphalt widening short plat requirement. City staff has reviewed the request and determined a
waiver from the requirements will not be granted. The existing pavement width of 235th PI SW does not
meet City standards. The requirement to widen the section of the roadway adjacent to the subject short plat
will bring this section of roadway into compliance for a 2-lane roadway.
4. For your records, please find enclosed a copy of the sidewalk construction waiver that was approved by the
City on April 14, 2008.
5. The civil construction drawings are currently being reviewed by the City Planning Division and additional
comments will follow these plan corrections.
6. A civil plan review fee of $860 shall be paid to the City prior to continued plan review on this project.

DEVELOPMENTPLAN
1. Please show the required 235th PI SW road widening on the civil drawings.
2. Add a note that the existing house will be removed or revise the location of the storm drainage easement so
it is located outside the footprint of the existing house.
3. Indicate driveway surface material for the existing driveway on Lot 1. At a minimum, a driveway approach
shall be provided to Lot I and shall be paved a minimum of 20' from the edge of pavement on 235th PI SW.
4. If the existing house is to be removed, please label the storm stub location for Lot 1.
5. For clarity, please revise the note "Offsite storm system to be completed by public works contract" to state
"offsite storm system to be completed under separate City of Edmonds project.
6. Incorporate ESC notes verbatim from ECDC 18.30.050 on the plans.
7. Please revise ESC & BMP Note #9 to only allow protection of catch basins by use of a filter sock only per
City standard detail E 1. 1.
8. Please revise Construction Sequence Note #1 to state phone extension 1326 along with the phone number.
9. Please also revise general Notes #4 to state phone extension 1326 along with the phone number.
10. Individual storm detention/infiltration systems are not required on Lots 1 & 2 due to owners agreement with
the City to construct the public storm pipe through the subject property. If the public storm system is not
constructed, individual storm systems will need to be designed and constructed with each new home. Please
add a note to the plans indicating such.
11. Please note on the plans that separate permits are required for the demolition of existing building structures
as well as for the construction of any new building structures.
12. Show approved Post Office location for the mailboxes or mailbox cluster.
13. Please revise approval block to state Engineering Division instead of City Engineer.
