During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering

specific questions regarding these plan corrections.

2 nd Review — October 8, 2008
The City is currently working towards an easement agreement for the City storm drainage system to be located
between Lot 1 and Lot 2, as shown on the civils that were submitted for the I st review. The comments provided
below should address all items necessary to allow for approval of the revised civils once submitted.
GENERAL
1. 10/8/08 — Thank you for submitting the cost estimate. Please revise estimate to provide a breakdown
of on -site and off -site (right-of-way improvements) and to include costs for all applicable elements.
Currently, some of the items do not have costs associated with them and are shown as "by others" or
"budget".
7/25/08 - Please provide an itemized cost estimate for both on -site and off -site (right-of-way) improvements,
including traffic control.
• If you would like to place a bond for the improvements to be done so that you may record the
subdivision you may do so. The amount of the bond will be based on 120% of the City approved
estimate for all improvements. The City will inform you of the appropriate bond amount after review
approval of the cost estimate. You may contact Conni Curtis at our office to obtain a copy of the
performance bond form. She can be reached by e-mail at curtis@ci.edmonds.wa.us
• Inspection fees for this project will be calculated at 2.2% of the 120% City approved estimate for all
improvements.

10. 10/8/08 — Plans submitted do not show the City storm system and instead show the individual storm
detention systems. Please revise to show the City storm system with a storm stub to each lot.
7/25/08 - Individual storm detention/infiltration systems are not required on Lots I & 2 due to owners
agreement with the City to construct the public storm pipe through the subject property. If the public storm
system is not constructed, individual storm systems will need to be designed and constructed with each new
home. Please add a note to the plans indicating such.
