The City is in receipt of your request for waiver from sidewalk construction requirements,
dated April 3, 2008, for the Steinman 2 -lot short plat located at 10506 235" PI SW.
While sidewalks are required as a condition of approval per the Sidewalk Construction
Policy contained in the adopted December 2002 update to the City of Edmonds
Transportation Plan and ECDC 18.90.030, you have requested that the City review this
project site and code requirements for a determination of economic unfeasibility
(Sidewalk Construction Policy 32b).
As stated in your letter, the existing improvements on 2351h pl SW are heavily offset to
the south, on the development's side of the right-of-way. The construction of curb, gutter
and sidewalks along the south side of 235th pl SW would reduce the current roadway
pavement width to approximately 14 -feet. Construction of these, improvements would
therefore require asphalt widening on the north side of 235th pl SW and realignment of
the existing 235t" PI SW roadway. The City agrees that it would be economically
unfeasible for this development to incur such costs.
The City of Edmonds has determined that sidewalks will not be required as a condition
of development for the construction of the subject short plat and subsequent single
family residences at 10506 2351" PI SW due to economic unfeasibility.
