During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.
City of Edmonds handouts and standard details can be referenced on the City website under
Development Services Department, Engineering Division.
GENERAL
1. Please provide an itemized cost estimate for both on -site and off -site (right-of-way)
improvements, including traffic control.
• A bond is required to be placed for all right-of-way improvements. The amount of the bond
will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.

• Inspection fees for this project will be calculated at 2.2% of the 120% City approved
estimate for all improvements.
2. Please submit a traffic control and haul route plan for review and approval. Individual plans
shall be provided for all elements of work to be completed both in 238th and in Edmonds Way.
3. It is understood that a Lot Line Adjustment application is currently under review. Please revise
civil construction drawings to reflect new property lines and easement boundaries.
4. FYI only — With the presence of a homeowners association, easements for shared utility
systems, located within the subject site, may not be necessary.
5. The storm drainage calculations were delivered to our office on October 23 rd . They are currently
being reviewed by our storm water engineer. Any comments will follow these plan corrections.
6. The City no longer issues permits for rockeries. Please be aware of code prohibitions provided
under Edmonds Community Development Code (ECDC) 18.40.020.

C2.1 — TESC PLAN
1. Add a note to the plans stating separate permits are required to demolish buildings.
2. Will the existing mailboxes on the west side of the driveway entrance remain in the location
shown?
3. Please revise detail #2 to reflect the current City standard detail.
4. Revise the Construction Sequence as follows:
ADD: #2 - Review ESC notes.
ADD: #3 — Call for utility locates.
C3.0 — SITE DEVELOPMENT PLAN
I . For clarity, please lighten storm and sewer line types.
2. Revise Detail 2, Typical Visitor Parking Stall, to require parking stalls 20' in length. This is the
standard length for parallel parking stalls. Adjust parking stall configuration as required.
3. With the proposed parking on the west side of the property, the driveway now functions as a
drive aisle and shall be 24' in width.
4. A concrete comer curb ramp shall be installed per City standard detail E2.17 or E2.18 at the
intersection of the driveway entrance and 238th. Please reference and incorporate detail into
plan set.
5. A high traffic driveway access shall be constructed per City standard detail E2.27 at the
driveway approach. Please reference and incorporate detail into plan set.
6. Asphalt trench patch in 238th St SW shall be restored per standard detail E4.4. Please revise
note.
7. Revise detail B — Section of 23 81h St SW to call out either right-of-w centerline or painted
centerline.
8. Revise the impervious surface area calculations to clearly state existing impervious areas that are
to remain and new impervious areas to be created. Do not provide a Net impervious area
calculation.
C3.1 — GRADING & DRAINAGE PLAN
I . Provide bottom of curb elevations along 23 81h and along the parking stalls on the west side of
the property.
2. Please indicate direction of surface water runoff flows throughout paved areas.
How will the driveway surface runoff for units 4 & 5 be directed to the storm detention
system? Will a curb be placed along the south side of the driveway for unit #5?
3. A storm cleanout is proposed near the SE comer of the property, but should be revised to a catch
basin to accommodate the three inlets and one outlet. Please revise and provide RIM and invert
elevations.

4. Provide RIM and invert elevations for all pipe connections at CB's #1, #2 and #4. Please note, a
minimum 2' of cover is required over the section of storm pipe within the City right-of-way,
under the sidewalk and paved road surface. If 2' of cover cannot be achieved then ductile iron
pipe shall be used.
5. The detention vault is shown right against the property line. Please indicate how/where shoring
will be placed and how much excavation in the City right-of-way will be required during the
vault installation.
6. Detention Vault Detail (1) & Control Structure Detail (2):
Clearly indicate access into vault at control structure.
How much cover will be provided over the vault lid? A minimum F is required.
Show ring risers and ladder access.
Shear gate handle shall hook on ladder.
L-1 LANDSCAPE PLAN
1. The landscape plan indicates large tree plantings over the top of the storm detention vault.
Please revise accordingly.
2. The landscape plan and the civil plans are not consistent in showing the placement of the
pedestrian sidewalk and landscape areas in front of each building. Please revise accordingly.
