Correction Cycle - Engineering 1. The plans indicate that all downspouts and scuppers will tie into the existing tightfine. From City of Edmonds street files, it appears that this existing fightline is the 6" PVC roof drain tightline that connects directly into CB #2 of the existing detention system. The existing detention system was designed for a specific capacity, for which any new impervious surface area is not accounted. For this reason, the City will not permit tying into existing stormwater system. Please modify plans accordingly, and note where the downspouts will discharge for the proposed deck. - Per previous conversations with the applicant, the consulted geotechnical engineer did not recommend discharging to the slope. Please note the City may not approve downspouts to splashblocks given site conditions. Response: Per previous conversations with Engineering Technician Natalie Griggs and Engineering Program Manager Jeanie McConnell, all new downspouts and scuppers may bypass the existing detention system and tie into the 8 inch existing conveyance pipe on the adjacent property as shown in the revised site plan. This new infrastructure would be located within the existing drainage easement (see attached) that runs through all adjacent properties that the drainage system serves. 2. If an outfall to BNSF is being utilized or created to manage runoff from the deck, please provide written approval from BNSF for the proposed drainage associated with this project Response: The stormwater drainage infrastructure that we propose to utilize is already existing and would not require any alterations or result in any changes to the condition on BNSF property. After numerous attempts, over several months, to obtain the requested approval from BNSF without an answer, it is our position that if the city of Edmonds maintains that BNSF approval is necessary, the city of Edmonds take the lead on pursuing official response from BNSF. 3. The sewer main and two sewerlstorm easements are not accurately depicted on the site plan. - The northwestern easement (AFN #1964451, see attached) extends 30 feet toward the existing house. From the site plan, it appears that the proposed deck would be constructed immediately adjacent or directly above the sewer easement. Please show this easement on the plans. - Please provide accurate locations for the sewer main (and associated manholes) and the sewerlstorm easements on the site plan. Response: Per conversations with Engineering Technician Natalie Griggs and Engineering Program Manager Jeanie McConnell, it is unclear where these easements are located in related to the project. The location of easements will be updated on the site plan upon receiving a response from the city of Edmonds regarding their location.
