All of the changes to the drawings described herein have been clouded. I . Datum Point: Please provide a daturn point on the site plan. The datum point should be something that has a permanent location such as a manhole cover or water meter. The claturn point is used to verify the height of the structure during the height inspection. Sheet C1.0 has been modified to include a note regarding the Site Benchmark. A note describing the Site Benchmark has also been added to Sheet C1.2 Landscape Plan: It appears that the landscape plan is an outdated version that was submitted with the Design Review application. Please note that type III landscaping requires evergreen and deciduous trees, with no more than 50 percent being deciduous with a minimum of six feet in height, and planted at intervals no greater than 30 feet on center. The plan provided on sheet L-1.0 does not show compliance with this requirement. Please submit the plan that was approved during design review. Additionally the plan provided includes a retaining wall which had been revised in order to provide type III landscaping adjacent to the multifamily property to the west (northwest). Landscape drawing 1-1.0 has been revised to incorporate the current site layout. Type III landscaping complying with City requirements has been shown along the northwest property line. As shown on the Civil drawings, the retaining wall has been relocated to the edge of the parking lot to provide sufficient space for the required trees. Landscape Cost Estimate: Please provide an itemized cost estimate covering all labor and materials for installation of the landscaping and irrigation which will be used to determine the amount of the maintenance bond for the site landscaping. The maintenance bond itself, however, does not need to be submitted until the landscaping has been installed. The maintenance bond will be requested at the time of the Planning Division's inspection of the project. A landscape cost estimate is being prepared and will be provided to the City as soon as it is completed. We understand that the estimate must be submitted before the Building Permit can be issued. 4. Street Trees: Street tree species shall be determined by the City of Edmonds Parks Manager. This may be coordinated with the city engineering division. Landscape Plan 11-1.1 has been modified to indicate that the street trees will be a species to be determined by the City Parks Manager. Lot coverage includes out to support posts. (Sheet A02). Sheet A02 has been modified to show the building footprint for lot coverage as including all covered patio and deck areas. The Lot Coverage Calculations have been adjusted accordingly. 6. Elevation Plan View: Sheets A33 and A51 show additional trellises that do not appear on the elevation plan views, please be sure to show these features on the elevation plan views if they are visible from the exterior The elevations and building sections have been modified to show the wood lath screens in all visible locations. See Sheets A30, A31 and A33. 7. Site Plan: Please make the following corrections to your site plan: a. Please provide required setbacks on the site plan. (Street = 15'; Side Setbacks = 10') Sheet A10 does not show the setbacks. Sheet A10 has been modified to show the setback lines and their distances on all sides. Notes have also been added to this sheet to identify the extent of the drainage easement for the adjoining property to the west. b. Indicate the eave line on the site plan. Eaves may project into a required setback not more than 30 inches. Sheet A10 has been modifies to include the eave line. Dimensions have been included where the eave extends into the required setback. We trust that these responses will fully resolve the issues raised by your comments.
