Dear Zack,
Please find attached revised site plans, which reflect the changes as requested in the plan
review dated November 7, 2019. Our response to each comment is shown below in bold.
1. The architectural site plan refers to civil drawings for grading and drainage but no civil
drawings were submitted. A site -specific site plan showing grading and drainage along with
the improvements proposed under this permit, is required.
Update: Documents submitted, but topographic information raises new concerns and
conflict exist with the drywell diameter.
a. It appears there is a 288 existing contour which runs along the sidewalk in most of
the frontage and, therefore, it is not clear that a localized low spot is not created
along the back of sidewalk. Update/address as needed.
b. The report indicates a 8.25' diameter drywell is required, but all callouts reference a
48" diameter drywell; update or address as needed.
No low points exist between the property line and the sidewalk as the northeast
sidewalk edge is below 288'. Calliouts now state the correct drywell diameter.
4. Identify the overflow route for the drywell system.
a. If overflow route relies on swale in adjacent property, an easement from that
property is needed to preserve existence of the swale. Reviewer has additional
erosion and public walkway concerns as noted in review of the building permit
submittal for that lot.
Update: Not addressed adequately. See comment regarding through -curb discharge on Lot
1; additionally no easement appears to be shown or referenced.
See the response for the similar comment on Lot 1.
5. Provide dimensions between the two nearest property lines and edge of infiltration facility.

a. If utilities fall within required setbacks from the chamber system, provide additional
information (trench elevation vs chamber elevation) and/or additional improvements
(impervious liners, etc) to ensure infiltration water does not end up in utility trenches.
Update: Dimensions provided, but dimension to south property line is less than 5'; adjust
drywell location as needed to comply with infiltration setback requirements. Additionally, no
protection of utilities trenches form infiltration water appears to be proposed.
The drywell has been shifted 5 ft from the property lines. There are no proposed
water or sewer lines within 10 ft of an infiltration facility. Trench protection is not
necessary.
6. If appears the roof drain line is proposed to route through the pervious pavement section;
provide additional improvements to avoid infiltrated water entering the roof drain trench
beyond the limits of pavement (ie. Impervious liner, and/or check dams as needed).
There are no roof drains running through the pervious pavement.
8. Identify where the footing drains for the home are proposed to outlet.
a. A minimal infiltration facility is required for discharge if discharging separately on -site;
"discharge into surrounding soils" is not sufficient. Show a drywell or infiltration trench
(with supporting details and elevation information) for the footing drain system as
needed.
Update: Now shown to drywell; provide all information for construction of drywell. Reference
detail, provide size/diameter, provide elevations of footing drains, show observation port, and
draw to scale to ensure setbacks and separation between drywell are maintained.
Footing drains now outlet to the French drain on Lot 1.
10. List or provide the required check damn for the pervious pavement spacing based on the
design slopes.
Check dams have been added to the plans.
