The E'ditionds Plaffllinj�, Department has reviewed the above vientioned Plan
for C011fOrMance with the Zoning Cirdinanco requirements pertaining to
the developm�vt of parking lot.ts. Gonerally the plan conforms to these
requirements except for a few minor deviations, as listed below:
The 2-1/42 foot wide planting bed on the southeast corner of the property
could possibly he relocated to the north edge of that parking area. A
note on the draviing indicates that a 2-1/2 foot wide planting strip will
be placed along the bacj% Vall of the building-, however. there Is no
space for this planting bed when a 201 parking bay is installed.
The 51 screened fence along the north edge of the rear parking area
should be reduced to 41 in height and planted with some type of plant
material, preferably English Ivy.
The west 101 of the fence along the south property line should be no
higher than 41 to provide better visibility of the street for drivers
preparing to enter the street from the property. This screen fence
along the south property line should be planted with some type of plant
material, preferai>ly a type of evergreen ivy.
The two parking lots on this property contain an area of approximately
3300 square, feet.- The Zoning Ordinance requires that an area equivalent
to 8% of the paved area be established as landscaped are -a. These planting
beds should be surrounded by a permanent curb and should contain a variety
of shrubs and trees for the purpose of screening and softening the effect
of the asphalted area. Preferably, the shrubs within these planting beds
should achieve a minimun, height of at ILiast 30.
