Dear Chuck,
Harris Group was contacted by the owners of Kelnero Cocktails to get their proposed lounge,
Kelnero Cocktails thru building permit for the plumbing systems. They hired Beacon Plumbing
to install and get the appropriate permits however this has been a difficult process for the
installer. Please see responses to your plan review comments dated August 31, 2018.
On sheet 1 — Main Floor Plan:
1 . Clarify on the plan the represented placement of the water heater serving the lavatories in the
public restrooms. It does not appear to meet the maximum piping length per Washington State
Energy Code (WSEC) Table C404.3.1. Utilization of an under -counter, instantaneous water
heater for each of the lavatories is typically proposed to avoid having to install a tank -type water
heater in the same space and still meet the accessibility requirements of ICC Al 17.1-2009. If a
recirculating loop system is used, a portion of the 'loop' must extend toward the sinks to limit the
length of the branch serving them to 2 feet.
a. Response — A note has been added to the floor plan directing the installer to
route the hot water recirculated line directly under each public lavatory to satisfy
the 2' distance.
2. Indicate on the plans the floor sink, or other proposed means, to facilitate the drainage of
the south -most 'Ice Well' in the 'Bar'.
a. Response — Schedule indicates direction to plumber to install floor sink on
appropriate fixtures for indirect waste requirements.
3. Clarify on the plans the proposed installation of a '2" Studor Vent @ bar'. A sink in a bar
located such that the sink cannot be vented shall indirectly drain to a floor sink that is
vented per Uniform Plumbing Code (UPC) 801.4 — see also plan review comment'4'.
a. Response — Note provided on #11 to provide 2" studor vent.
4. Indicate on the plans the minimum required size of the trap and waste piping serving the
three floor sinks in the 'Bar' utilizing a combination waste and vent system per UPC
910.4.
a. Response — A 35 GPM hydromechanical grease interceptor, sized per the

b. If combination waste and vent used in bar area, oversize of sanitary system is
required. Otherwise, provide vents for each fixture, terminated at roof.

water supply system per the City of Edmonds Water Quality Technician as follows:
