Hi Natalie.
Please see our revised Lot Plan and comments below in response to your
Engineering Comments provided to us on September 17,
GENERAL
1) The front porch, including small area of concrete in front of it, and side
porch are now added to the structure in the lot plan. The drive through
driveway is dirt and there are no other patios, walkways, etc. on the
property. No part of this structure is to remain.
2) The entire building foundation is to be removed during the demolition.
3) We understand that if this single-family residence is demolished for greater
than one year before a new single-family residence permit application is
submitted, traffic impact fees will be assessed. That said, we expect/hope
to have such an application submitted before that year expires.

1) The filter fence is now shown on the plan and will be installed per City of
Edmonds Standard Detail ER-900.
2) The existing dirt driveway will be used for access during demolition and
construction.
3) All disturbed/exposed soils will comply with EDC 18.30.
4) All exposed soils will be permanently stabilized at the end of demolition and
prior to construction final.
UTILITIES
1) Electrical utilities have already been removed from the site, Water Meter
and Sewer Clean Out (C.O.) are shown on the plan. No other utilities exist
for this site.
2) Existing side sewer will be cut and capped at the property line if it is unable
to be re -used.
3) If the existing side sewer is to be re -used, the line will be cut and capped a
minimum of 20' from existing and/or proposed foundation, whichever is
closest to the property line.
4) We will contact the Public Works department at (425) 771-0235 to shut off
water service immediately following demolition. The Water service line
will be cut at the property line, at the back of the meter. We intend to use
water from our 20508 property next door during future construction.
