Single Family
1.Prior to final,all exposed soils need to be compost amended and vegetated.
2.Excess rock around the site andconstruction materials need to be removed from the siteprior to
final.
3.All channel drains, yard drains and catch basinwill need to be cleaned of dirt and debris.
4.The tightline will need to be water tested.
5.Stormwater runoff from the pool patio needstobe collectedand discharged to the stormwater
system.
6.As shown on the plans the patio was not to be constructed within 6.67’ of the property line.
Confirmation of distance will need to be provided/shown on site or correction completed.
7.Need to provide proof of installation of the stormwater outfall on the bluff, along with the
required anchor system and diffuser, per BNSF detail.
8.Need to provide approval from BNSF for installation of outfall over thebluff.
9.Need to open metal cover near garage for verification of 4” side sewer cleanout at/nearfinal
grade.
10.The 6” cleanout at the property line needs to have a twist type plug, 12”cast iron lid with ½”
hex bolts, as well as the 2’x2’concrete collar -Per standard detail E6.2.
11.The exposed city sewer cleanout in line with the sewer main will need to have a cleanout per
standard detail E6.2.
12.Per the approved plans and the city’s GIS system, it appears that there is a second city sewer
main cleanout west of the currently exposed sewer main cleanout. The second cleanout will need
to be brought to grade and a 12” cast iron lid installed per standard detail E6.2.
13.Sewer main and lateral will need to be TV’dto verify there has been no settling and that
connections are good.
14.Commentsdirectlybelow areprovided by thePlanning department.
During a site inspection, it was noted that grading was conducted on the northern portion of the site that was not
indicated on the approved site plan, including additional soil being spread throughout the northern portion of the site,
spilling over the top of the steep slope.As such, please submit an application for a revision to your permit including the
following:
-Provide a cover letter explaining what changes are proposed from the approved plans.
-Provide a site plan indicating existing (pre-development) and proposed contour lines.
-Provide your geotechnical engineer with all plans indicating the proposed revisions and have
your geotechnical engineer write a letter addressing the compliance of these revisions with all
applicable critical area code requirements of ECDC Chapters 23.40 and 23.80, including but not
limited to, specific references to Sections 23.80.060 and 23.80.070.
-As part of your geotechnical engineer’s analysis, they must also indicate what will need to be
done for permanent erosion control within the landslide hazard area and buffer since there are
now exposed soils within these areas.
15.Due to the additional soils along the bluff a revision will need to be provided showing old and
new elevations.Items effected by additional soils that will also need to be shown and/or
addressed are below.
a.Provide the proposed new depth of city sewer main.Invert elevation of the main will
need to be provided.
b.For a type 1 catch basin, the maximum depth allowed from rimto the lowest invert
elevation is 5’, per the final inspection the difference from the rim and lowest invert
elevation was approx.6.5’.Please provide a revisionaddressing this concern which will
need to becorrected.
c.Please provide an updated drainage profile,sheet 4.
Right of way
16.Provide fire and aid address signage.
17.Install mailbox, placement per approval of post office and consistent with city standard detail.
18.Need to remove rock within the right of way, compost amend soils and vegetate.
19.Water service line patch needs to be completed.
20.Tracer wire needs to extend in to the water meter box.
21.Sidewalk and asphalt curb need to be replaced. Sidewalk and approach will need to meet ADA
compliance, call for inspection for limits of replacement and slopes.
22.Sidewalk and curb asphalt need to be placed separately.
23.PSE patch work within the right of way will need to be addressed. Due to recent city overlay
additional fees will apply.
24.Additional comments may need to be provided at a later time pending follow up inspections.
