Below is a list of the comment response documents addressing the comments and requests: Engineering Review: Jennifer Lambert, August 23, 2018: GENERAL 1) Please add the building permit to the plans, BLD20180909. Response: BLD20180909 number added to pion set. 2) Submit Sidc Sewer Permit Application form. Response: Side sewer permit application will be mode by applicant. 3) A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. Ensure the stormwater covenant meets Snohomish County Record Drawing requirements. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction, final location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. Response: See attached signed Stormwoter Covenant. 4) Show all private easement information within the plan sets. Note AFN's for existing easements. Response: AFN added to existing easements. SHEET I OF 4 (SITE DEVELOPMENT PLAN) NOTES 1) Remove note #2, since it does not apply to this project. Response: Note #2 removed as requested. SIDE SEWER NOTES 1) Remove, since it does not apply to this project (this would have been addressed during the short plat). Response: Side Sewer Notes removed as requested. STORM DRAINAGE NOTES 1) Please remove the 2 d sentence unless this note becomes applicable as changes are made to the plans. Please clearly label the water service line for the subject site as follows. a. Clearly distinguish between what was/will be installed with the short plat and what is being installed with the single family residence. b. A note on the plans states that a I" line shall be installed; however, the approved Civils show 1.5" line. Since afire sprinkler system is required and the short plat states 1.5" line, please show a 1.5" service line. c. Label the pipe material. Response: Revised line weights and callouts to clearly distinguish between SFR and short plat construction. 1.5" water line pipe material odd to plans. 2) Add a note to the plans indicating where the landscape irrigation backflow assembly will be located (if one is proposed). Response: No landscape meter proposed. SEWER 1) Please clearly label the sewer line and clearly distinguish between what was/will be installed with the short plat. Response: Sewer collouts added to plan as requested 2) Label the rim and invert elevations at the home to verify the minimum 2' cover and minimum 2% slope is being achieved. Response: Sewer elevations added to plans as requested STORM 1) It appears that the footing drains do not have a minimum coverage of 2' based on the FG of 381 and the invert elevations at the catch basin that the footing drains are tying into. Please either show the footing drains with a minimum of 2' of cover under driveable areas (or I' under landscape areas), ductile iron or equivalent being used, or provide an alternative option. Response: revisedfooting drain tie-in location. 2) On CBI, please callout which pipe will receive a riser. Response: riser not required and was removed 3) Show an observation well on the infiltration system consistent with Standard Detail, SD — 636. Response: Observation well added to plans as requested. 4) It appears that some hatching for the concrete driveway was removed. Please revise the plans accordingly. Response: Concrete driveway hatching corrected as requested. 5) The surface water runoff for the driveway shall be collected and mitigated; however, based on the proposed slope of the driveway and the location of the trench, there is a significant portion of the driveway not being mitigated. Please revise the plans accordingly. Trench drain relocated to collect additional driveway area. 6) Show where the retaining wall drainage will discharge to if drainage is to be installed. DETAILS 1) Please replace the observation detail with the City's Standard Detail, SD — 636. Response: Detail SD-636 added to plans. 2) Please replace the asphalt driveway detail with the City's Standard Detail, TR-510. Response: Asphalt detail removed, no additional asphalt proposed with BLD plan. SHEET 3 OF 4 (CLEARING, GRADING, & TESC PLAN) Page 3 of4 TESC 1) It appears that the construction entrance is park rock and concrete. Is the concrete existing or will both be concrete and rock be installed? Please revise the plans, if needed, to show what will be installed or remain as the construction entrance. Response: New aspholt/concrete areas removedfrom sheet 3 of 4, construction entrance clearly identified. 2) Show protective fencing around the location of the infiltration system. Response: Protective fencing added around infiltration system area as requested. SHEET 4 OF 4 (GENERAL DETAILS) No Comments Stormwater Engineering Review: Zach Richardson, PE, August 1, 2018: Review Comments: 1. It appears that a large portion of the driveway is downslope of the proposed collection point/trench drain and therefore is not mitigated; update plan as needed collect and mitigate runoff from the driveway surfaces. Response: Trench drain relocated to collect additional driveway area. 2. Identify where the concrete retaining wall footing drain will outlet, and/or provide details for construction of the wall and drainage system (or lack thereof if not proposed to have drainage). Response: Drywell discharge pit added to plans. 3. Provide a legend identifying the hatches used for various pavements; identify the triangular shaped area of the driveway which does not appear to contain any hatching, but is shown as new plus replaced in the drainage memo. Response: Hatching updated and legend added as requested.
