RE: Revisions to 311 Building Mixed Use TI, BLD2017-0909
Dear Mr. Miller,
As we have been discussing via e-mail correspondence, we have made another round of revisions to the
above -referenced approved building permit, in order to reduce the number and area of required fire -rated
windows, as depicted on the attached revised drawings. To summarize:
Sheet A1.03
The two windows in the existing kitchens on the upper floor level are now proposed to be non -rated vinyl -
framed single -hung windows, as allowed in IBC 705.8.4 and table 705.8. They still provide the required
minimum areas for light and ventilation, in case the City of Edmonds considers a kitchen as an occupied
space needing that, as specified in IBC 1203.5 and 1205.1. 1 am aware that some jurisdictions do not
require kitchens to meet those requirements; if so please indicate as much, as that may impact the window
frame style for the replacement windows.
The new fire -rated windows in the Living Rooms are unchanged from the previous revision.
Sheet A1.04
The calculations for the allowable areas of protected and unprotected openings in the west wall are shown
to document compliance with IBC 705.8.4. The gross wall area of the upper floor is as noted in the redline
comments on the last approved revision by the City of Edmonds. The two 20 square -foot fire -rated
windows in each of the upper -floor living rooms are unchanged from the previous approved revision; the
changes proposed are to replace the previously -approved fire -rated kitchen windows with non -rated vinyl -
framed windows.
Rob Fyall, of Wilcox Construction, has discussed this revision with Kernen Lien, and he has indicated his
agreement with our proposed revision.
