During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: 1. Datum Point: Please annotate the datum point used to verify compliance with the zoning height restrictions. The datum point must be a permanent point of reference, such as the top of a manhole cover, fire hydrant, street monument or water meter. The water meter appears to be the datum point, however, it is not referenced as such. 2. Height Elevations: Pursuant to ECDC 21.40.030.13, the average height level is determined by averaging elevations of the downward projections of the four comers of the smallest rectangle which will enclose all of the building, including projections such as bay windows, upper level decks and balconies. Chimneys and eaves projecting no more than 30 inches from the exterior wall of the building and uncovered decks may be excluded. Please include a height rectangle to include all of the above and show the average grade, maximum height allowed, and proposed heights on at least one elevation view. See also handout B41 (attached). Please make all submittals to a Development Services Permit Coordinator, Monday, Tuesday, Thursday, and Friday between 8:00 am 4:30 prn or Wednesday 8:30 am to 12:00 pm.
