Wewill attempt to explain how and where you question, we addressed. The changes on the plan were clouded for greater clarity. -Build-ing-plans review - 1. Insulation per Energy Code — In the addition, ceiling insulation of R-3 8 as shown on the drawings is allowed for single rafter framing. The roof truss proposed has adequate room for the R-49 required by Washington State Energy Code (WSEC) Table R402. 1. 1. Correct ceiling insulation on upper floor to R-49 on A01 and Al2. Response: The ceiling insulation type has been revised. The typo R-38 has been corrected to R49 on the requested sheets. The note: for scissors trusses I am not able to modify the table as it was adapted from IRS 2015. We include the table to show typical insulation types. The number has been corrected only because we used scissors trusses for this project. 2. Footing Sizes — On A04: a. Correct Foundation Note 6 to reference Footing Schedule on S2. Response,: The note has been corrected on the,Sheet A04 b. Correct the footing size at the deck posts to match the Footing Schedule. Response: The note: "The size of deck footing has been taken from "Prescriptive residential wood deck construction guide"' has, been added on sheet A04. The table 4 from that guide has been provided on the sheet A04. 3. Hazardous Locations for Glazing — Label on the plans the required locations of safety glazing per International Residential Code (IRC) R308.4, including: 12. Gas Hot Water Tank and Gas Furnace — It unclear whether gas appliances that appear in the same place on both the Existing Main Floor Plan A03.1 and the Main Floor Plan A06 are the same appliances, or whether one or both are being replaced. On the drawings, provide a list each gas appliance that will be in the completed house. For each appliance add if it is existing or new. Response: The appliances are existing: Gas "Whirlpool" Water Heater and Gas "Trane" Furnace. They will be used for house addition. These appliances have been shown on sheet A03.1 existing main floor plan. 13. Local Exhaust — Add a local exhaust at the Laundry Room and provide a minimum 100 cfin local exhaust at the Kitchen per IRC Table M 15 07.4. Note that these cfin ratings are minimum code requirements and may be increased if desired for your whole house ventilation. Response: A local exhaust at Laundry Room has been provided. The min. 100cfm local exhaust fan at Kitchen has been provided. The notes that these,cfm ratings are minimum requirements and maybe increased Whole house ventilation has been placed on sheet A06 14. Indicate on the plans the location for the laundry appliances. Will the washer, dryer, and laundry tray remain in their existing locations? Response: The laundry appliances have been indicated on the plan- sheet A05 15. Showers in Bath — Locate control valves and showerheads so that the bather can adjust the valves prior to stepping into the shower spray, per Uniform Plumbing Code (UPC) 408.9. Response: The control valves and showerheads have been indicated at the both shower on the main and upper floors. 16. Upper Floor South Wall (GL 1.2) — SWI on A08 calls for a 15'-3" long single -sided shear wall. Structural calculations call for a 23% 10" long single -sided shear wall.
