Subject: BUILDING PLANS REVIEW#1
Dear, Eric Evensen
We are writing this letter, so that we may in greater depth explain our response to your requests. Wewill
attempt to explain how and where you question, we addressed.
The changes on the plan were clouded for greater clarity.
Building plans review
1. Scope of Work — Please resolve the apparent conflict between submitted application
materials. Note that existing plumbing fixtures having no work done on them or
plumbing fixtures being replaced at the same location, do not require a permit:
a. Online Plumbing Application and Building Permit Application show:
- 2 Toilets (WC)
- 5 Sinks
- 3 Tub/Showers
- I Water Service Line
- 1 Dishwasher
- I Outside Faucet
- 1 Clothes Washer
- I Water Heater
- I Stove/Range
- 1 Dryer
- 2 Gas Fireplaces
b. Submitted drawings show:
- I Toilet at a new location
- 2 Sinks in new locations
- 2 Tub/Showers in new locations
Response: The existing and proposed plan have been revised. The plumbing fixtures have been
named and shown as New and Existing.
On the Building Plans:
1. On the plans, identify each gas appliance as "NEW" or "EXISTING".
Response: The appliance has been identified as NEW and EXISTING
2. Alterations — Alterations shall comply with the provisions the Washington State Energy
Code (WSEC) Table R402. 1.1 without requiring the entire structure to comply, per
WSEC R503. 1. On the plans:
a. Identify each window or skylight as "NEW" or "EXISTING." New windows
shall have a maximum U-factor of 0.30.
Response: Each window and skylights have been identified as EXISTING. The note has
been posted: that "'the newwindowsshall havea maximum U-factor of 0.30"
b. Identify new ceilings as having minimum R-factor of 49.
Response- The, ceilings: insulation have been shown on the� plan and note: "Insulation
has to be R-49"
c. Each new or replacement skylight shall have a maximum U-factor of 0.50.
Response: The note has been placed on the sheet.
d. Exposed exterior wall cavities shall be insulated with minimum R- 15 insulation.
Response: The note has been placed on the sheet.
3. Replacement windows — Provide or maintain emergency egress and escape openings in
the east and west bedrooms. Per R310.2.5 (IRC Errata posted June 10, 2015)
replacement windows are exempt from maximum sill height of R3 10.1 and R310.2.1 and
R310.2.2, provided the replacement window meets the following conditions:
a. It is the manufacturer's largest stand size window that will fit within the existing
frame or existing rough opening
Response: The egress windows have been identified. The evacuation note has been placed on
the sheet A04. The note:" the manufacturer's largest stand size window that will fit within the
existing frame or existing rough opening" has been added on the sheet A04.
b. It is the same operating style as the existing window or a style that provides for
an equal or greater window opening area than the existing window.
Response: The note has been placed on the sheet A04
4. To evaluate the proposed new beams, provide an existing fi-aming plan to scale. Show
existing roofjoist layout. Indicate point loads and bearing walls below. Verify 4 x 6
ceiling joists and spacing. Also, please address in calculations.
Response,: The beam schedule hasbeen placed on sheetA04. The proposed new beams, have
been shown on the roof plan sheet A05. The sheet A05 -roof plan has been added to the set.
The existing roof plan layout has been provided on the sheet A03.1.
The existing main floor plan provided on sheet A03. There bearing wall shown on the existing
and proposed floor plans. The existing, and proposed ceilingjoists are 2x:6. The spacing shown
where it was verified.
5. New shower in North Bedroom Bath — Locate control valves and showerheads so that
the bather can adjust the valves prior to stepping into the shower spray, per Uniform
Plumbing Code (UPC) 408.9.
Response- Theshowerheads andvalves have been,shown.
6. Reroofing — Note reroofing on the plans.
Response: The note: "Reroofing "has been placed on the roof plan sheet A05
