Please find attached revised site plans, which reflect the changes as requested in the plan
review dated November 7, 2019. Our response to each comment is shown below in bold.
1. The architectural site plan refers to civil drawings for grading and drainage but no civil
drawings were submitted. A site -specific site plan showing grading and drainage along with
the improvements proposed under this permit, is required.
Update: The drainage report and limits of construction shown suggest a majority of the
driveway will be constructed under the plat civil permit. Add a call -out identifying those
portions of driveway as "improvements constructed under separate permit" and provide
reference to the appropriate permit number; or update all materials to include full limits of
driveway surface, with details, elevations, check -dams, and utility protection information as
needed for construction.
A noted was added stating the permit number for the short plat improvements.
3. Include an erosion and sediment control plan and ensure it protects the infiltration facility
areas from construction traffic.
Update: The currently proposed construction entrance location doesn't make sense; either
a. The driveway is constructed, and the construction entrance needs to be placed
beyond the paved limits to prevent migration of sediments from soft surfaces (or
vehicles can remain on the paved surface at all times), OR
b. The driveway is not constructed and the entrance needs to be placed at back of
sidewalk to prevent picking up sediment downstream of the entrance.
The construction entrance was removed and replaced with a note saying vehicles
will park on the paved surfaces.
4. Show the limits of the rock around the chambers and update dimensions between the
property line and edge of infiltration facility; setback are applied to the limits of the rock
(infiltration occurs in full footprint of rock).

a. If utilities fall within required setbacks from the chamber system, provide additional
information (trench elevation vs chamber elevation) and/or additional improvements
(impervious liners, etc) to ensure infiltration water does not end up in utility trenches.
Update: Limits and dimensions shown, but no accommodations appear to be shown to prevent
migration of infiltration water into the sewer proposed sewer trench; update as needed.
A note has been added with instructions to wrap trench in impermeable layer.
6. Identify where the footing drains for the home are proposed to outlet.
Update: Now proposed to drywell; provide drywell detail as needed for construction (illClUding
elevation information), show observation port in plan view, and revise drywell comply with
infiltration setback requirements and provide dimensions as needed.
Footing drains will daylight to the swale on Lot 1.
