7. XIITIGATION RECOMMENDATIONS
State recommended measures and fees required to mitigate project specific traffic impacts. Traffic
impact fee shall be calculated from the Edmonds Road Impact Fee Rate Study Table 4 (attached)
and as identified in ECDC 18.82.120, except as otherwise provided for independent fee calculations
in ECDC 18.82.130.

The site is developed, see attached topographic survey. The existing use on the site is Coyote Cleaning System
facility. The north most building looks to be an office (1,377 sf per County). Attached to the office to the south is
a garage/storage (650 sf per County). South of this building is blue building that looks to be used for storage
(-4,200 sf per topographic survey).
The City TIF schedule identifies a TIF of $2.07 for office; no rate is specifically noted for storage LUC 150.
However, LUC 150 has a TG rate of 0.32 PMPHT's/1,000 sf that is similar to mini warehouse noted at 0.26. The
0.26 rate is slightly lower thus using this rate for credit is conservative.
Thus estimated Credit
Office: 1,377 sf x $2.07/sf = $2,850.39
