Re: Creation of secondary dwelling unit within a new
single family Dome (511 10th Ave. N.; BP#85012)
Dear Ms. Block:
At 511 10th Ave. N., a new residence is being constructed,
which appears to contain a secondary dwelling unit, or at
least the obvious makings for one.
This home contains a second kitchen and laundry, separation
of upper and lower units and a side yard entrance for the
lower unit. The second kitchen, on the construction plans,
is shown as a bar with full scale refrigerator and
dishwasher. The plans also show a location for a "future"
stove and hood vent in the bar. During construction, all
electrical (240 v) service for the "future" stove has been
installed and in our .eyes has now become "present".
This is a single residence neighborhood and we wish it to
stay this way. We do not appreciate such a blatant attempt
at creating this second unit. Would you please look into
this matter and get back: to us with your findings and
suggestions how we may best protect our neighborhood from
the use of this home as a duplex.. Your assistance in
resolving this matter will be most appreciated.

I am writing,in response to the petition that was sent to the Planning
Department regarding the residence being constructed at 511 Glen
Street. The petition raises the question whether or not this residence
is in fact a duplex, rather than a single family residence.
The City issued Building Permit #850120 allowing the construction of
this residence. The petition correctly identifies the approved plans
for the downstairs wet bar and its future stove location. There is
nothing in the present code to prohibit wiring the downstairs for a
future stove. The City will, upon final inspection of the house, make
sure that stove is not installed.
It appears that the owner may be preparing to create, in three years,
an accessory dwelling unit. This would require a conditional use
permit and a public hearing. For your information, I am enclosing the
regulations governing accessory dwelling units.
I understand the concerns that are being raised about the subject
house, however, the property owner is within the present code
requirements and there is nothing that we can do to prevent the
completion of the residence, per the approved plans. If you have any
