During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.

GENERAL
1. 11/25/08 — Thank you for providing a cost estimate. Please revise the estimate as follows:
Please revise the on -site improvements to include:
a. Please include a cost estimate for the trash enclosure.
b. Shoring, if located on -site.
Please revise the off -site improvements to include:
a. Shoring, if located within the City right-of-way.
b. A separate breakdown for sidewalk, curb and gutter.
c. Cost associated with the valve cluster connection at the water main.
d. CDF trench backfill in 5th Ave.
e. Revise asphalt quantities to include the 2' asphalt patch beyond the face of the
gutter as well as the trenching in the alley.
f. The tree grate

6/25/08 comment - Please provide an itemized cost estimate for both on -site and off -site (right-
of-way) improvements, including traffic control.

3. 11/25/08 — No response received. Please submit an encroachment permit for all projections
and permanent structures to be located in the City right-of-way.
6/25/08 comment - A separate encroachment permit is required for all projects and/or permanent
structures to be located within the City right-of-way. Please refer to handout #E26 for more
information. Plans shall clearly show all areas of encroachment.
4. 11/25/08 — No response received. Please submit a street use permit for all
temporary/movable objects to be placed in the City right-of-way or remove objects from
plans.
6/25/08 comment - A separate street use permit is required for all temporary/movable objects to
be placed within the City right-of-way. Please refer to handout #E75 for more information.
Plans shall clearly show all areas in which a street use permit will be required.
5. 11/25/08 — The trash enclosure has not been shown on the most recent civil drawings. In
previous plan sets the trash enclosure was shown to be set back from the alley, but with
the most recent submittal the trash enclosure appears to be right at the edge of the alley.
Will this location provide for sufficient sight distance for vehicles entering and existing the
building?
6. 11/25/08 — Will temporary shoring be placed in the City right-of-way per the geo-tech
report? If so, please provide a plan for disruption to the City right-of-way and identify the
duration in which the street will be disrupted. Disruption fees will apply.

3. 11/25/08 — Thank you for revising the plans to show replacement of the curb, gutter and
sidewalk. While standard detail E2.13 requires a minimum 2' sawcut beyond the face of
the gutter, this is a requirement often overlooked and should be called out on the plan set.
I apologize for not noting this in the previous plan comments. This note can be redlined
on the plans.
6/25/08 comment - The existing curb, gutter and sidewalk along the frontage of the property
shall be removed and replaced per City standards. Some of the existing improvements are
failing and the work to be done in conjunction with this project (water meter removed, new
meter installed, fire line connection, new tree & grate) will disrupt the entire frontage. Please
revise plan notes accordingly and reference City standard details E2.8 — curb/gutter and E2.13 —
concrete sidewalk.

7. 11/25/08 — The plans have been revised, but standard detail E7.6.1 has been referenced,
which is not a city standard detail. Please revise to state E7.19 along with E7.18.

6/25/08 comment - The fire line and domestic service connections on the City water main shall
be constructed per City standard detail E7.18, which requires a valve cluster to be installed.
Two valves are required in -line on the existing City water main and one additional valve is
required in -line on the new 4" fire line. A valve is not required on the domestic service line
unless it is sized at 2" or greater.
8. 11/25/08 — Response letter acknowledges requirement. To date, an FDC permit
application has not been submitted.
6/25/08 comment - A separate Fire Department Connection (FDC) permit is required and shall
be submitted prior to issuance of the civil plans and building permit for this project.

but it still appears as though the roof overhangs the property line. Please revise
accordingly.
6/25/08 comment - It appears as though the roof overhang at the front entry area, as shown in the
East elevation, extends beyond the property line. Is this accurate? Please provide copies of any
easements or agreements you may have with the adjacent property owner.
