During review of the above noted application, it was found that the following information, corrections, or
clarifications are needed. Reviews by other divisions, such as Planning, Building, or Fire may result in additional
comments. Please submit two (2) sets of revised plans/documents including a written response to each item below.
Resubmittals can be made at the Development Services Department on the 2 d floor of City Hall. Permit Center
hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.

General
1) 6/2/17 - The submitted as-builts (received May 25 th 2017) sheets I and 2 are inconsistent with each other
regarding rim and invert elevations. The provided elevation amongst the two as -built sheets have been
adjusted from the original approved civil plans, we need to know which elevations are correct.
a) Rim and invert elevations will need to be confirmed and correct as-builts will need to be provided for the
short plat.
2) 6/2/17 - The sewer and water utilities shown within the submitted as-builts do not match with the project
submittal. The utilities within the short plat will need to be shown correctly.
a) Sewer and water will need to be represented accurately with the above requested updated as-builts for the
short plat.
3) Stubs for lot 3 will need to be shown accurately on the submitted as-builts for the short plat.
4) The project submittal for the single family home needs to accurately show rim and invert elevations as well
as depth for the water service line for all the utility stubs provided for lot 3.
a) Utilities (water elevation, sewer & storm as well as footing drains) will need to be shown from the home
to the provided stubs showing elevation of connection and elevation leaving the home.

b) 6/2/17 - The proposed retaining wall heights are not compatible with the surrounding slopes. The top
and bottom of the retaining wall do not tie in with the contours, for example the top of wall is set at
an elevation of 126', though contour lines show an elevation of 130' within approx. 3'. Please
address.
2) 6/2/17 - Please show the private driveway (leading to the garage) as well as guest parking (if it is to remain)
consistent throughout all pages and update the impervious surface numbers for the private driveway.
General: Draina2e & Utilities
1) 3/24/17 - All existing utility lines must be shown and labeled with material, size, length and depth. Existing
utilities provided within the short plat must be shown and labeled as such on the utility plans and must show
the location of the provided stub.
Sewer
1) 3/24/17 - The water and sewer lines must maintain 10' horizontal separation; sewer must have a minimum of
18" vertical clearance (sewer beneath water) at perpendicular crossings. Sewer shall have 3' horizontal
clearance from all other utilities.
2) 3/24/17 - Show the location of cleanouts for the side sewer; a cleanout shall be installed within 2' from the
structure and one at property/easement line/stub.
3) 3/24/17 -Please provide invert elevations from where the side sewer exits the home and rim & invert
elevations at all cleanouts. Slope must be a minimum of 2%. Please call out proposed material for the side
sewer.
6/2/17 - Per the provided as-builts there is a side sewer that is running along the north side of the subject
property where there is a cleanout installed. Please show this cleanout and the existing stub provided for the
subject site.
4) 3/24/17 - Due to site location, the installation of the side sewer will also need to meet requirements set by
OVWSD.
Water
1) 3/24/17 -Need to show the location of the water meter. Call out the size of the water meter and whether it is
"Existing" or "Proposed". Correctly show the location of the water service line from the water meter to the
stub/property line.

6/2/17 — Information regarding meter size and locations needs to be consistent across all submitted sheets.
2) Please show the location of the water service line from the provided stub/property line to the home. The
water service line must have a minimum of 2' of coverage, there must be F of vertical separation from
crossing utilities beside sewer.

installed).

6/2/17 — Please provide a cross section showing coverage and material.
1.) 3/24/17 - The detail should show the separation from the detention system to finished grade/top
of pavement by providing elevations, minimum coverage of 2'.
2. 3/24/17 - Provide slope, length and size of the detention pipe.
b) 6/2/17 — Please provide a cross section showing elevations, slopes, dimensions and depths from the
west property line (through the private driveway) to the garage entrance.
c) 6/2/17 — Please provide a cross section showing elevations, slopes, dimensions and depths from the
west property line though the two existing catch basins (existing CB's within lot 3 on the north side
of the private driveway) and the proposed detention system (either the east to west siting detention
system or the catch basin within the north to south sitting detention system).
b) 3/24/17 - Please show on the plans the proposed route of the tightline and points of collection for the
downspouts and the connection to the new detention system. Provide invert elevations where the
tightline leaves the structure (6/2/17 — the home) as well as invert elevations where the tightline
meets the proposed detention system.
2) 3/24/17 - Please provide on the plans, flow arrows for storm drainage collection of the private driveways
new impervious surfaces, clearly show where water is to be collected by the existing storm management
system. Since stormwater will not be collected at the new storm management system (within the proposed
private driveway), please identify the catch basin lids for the new system as solid.
