All home occupations shall meet the following criteriai
A. Area Used. The home occupation shall be carried on entirely within
a compl ly enclosed building.
B. EmploZTent. No one other than a member of the immediate ' fami1
residing on the premises may be employed on the premises. Persons
in building.trades and similar fields, using their home or apartment:
as an office for business activities carried on off the premises may
have other employees provided they are not employed on the premises,.
they do not park on or near the residential dwelling site and they
do not visit the residence during the course of business.
C. ESuipment Use. Mechanical equipment can be used if it is compatible
with a residential environment.
D. Traffic. The home occupation shall not generate any more traffic than
is normal for a single residence in the neighborhood.
E. General Regulations. No goods shall be sold or rented on the premises
except instructional materials pertinent to the home occupation (e.g,
music books). The display or storage of goods outside the premises
or in a window is prohibited, Customers may not visit the site to
view the merchandise. No unreasonable amount of dust, odor, smoke,
or noise shall be permitted,
F. Signs. A sign is permitted if it does not exceed three square feet
in size. It shall contain only the name and address of the residents.
G. Reasons for Denial, A home occupation permit is a special exception
to tHe Zoning Ordin-ance and the applicant has the bur'den of persuasion
that he/she comes within the stated purposes and criteria of this
chapter. The following are among common reasons for denial, but are
not inclusive.
1. The on -street or on -site parking of trucks or other types of
equipment associated with the home occupation;
2. The littered, unkempt and otherwise poorly maintained condition
of the dwelling site;
3. Noncompliance with the above criteria or the purposes of this
chapter or the zoning ordinance;
4. The proposal cannot be conditioned to meet the criteria and
findings of this chapter.
20.20.030 PERMIT
All permits for home occupations are personal to the applicant and may not
be transferred or otherwise assigned to any other Derson. A home occupation,
shall not be transferred to any site other than the site described in the
application.
