During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering

specific questions regarding these plan corrections.

2. Existing grading quantities exceed 500 cubic yards and trigger a SEPA determination.
~~Engineering is unable to determine method used to recalculate grading quantities. Calculations appear
to only include foundation excavation and not include site work for landscaping, debris wall, driveway,
etc

3.1. Please cross-reference exterior debris wall with its detail and design calculations.

4. Drainage plan is adequate per ECDC 18.30, however ECDC 19.10.030(F)(1) specifically requires drainage
calculations to accompany drainage design.
~~Written reply dated April 21, 2008 read: “Drainage calculations are shown on civil sheet 2 of 3.” No
calculations are shown on that sheet. The intention of ECDC 19.10.030(F)(1) is to have the drainage
designed by a licensed engineer, and that the City of Edmonds standard handouts used in the Storm
Drainage Study dated February 1, 2007, from which the drainage designs were extracted, are not an
adequate substitution by themselves for an engineered system. In this case, this requires the submittal of
calculations that show the design does indeed limit the peak rate of runoff to the predeveloped condition
two-year, 24-hour design storm, while maintaining the predeveloped condition peak runoff rate for the
10-year, 24-hour and 100-year, 24-hour storms.
