Subject: Development of nonconforming lot at 23011 75th Place West
Pursuant to Ordinance 3024 amending ECDC 17.40.030, the current lot may be
developed with one single-family residence.
Pursuant to ECDC 17.40.030D1, the lot may be developed with one single-family
residence since:
1. The lot area of the nonconforming lot exceeds the minimum lot area specified in
the Lot Area Table for RS-8 zoning (6,400 sq.ft.), and
2. The community facilities, public utilities and roads required to serve the
nonconforming lot are available concurrently with the proposed development, and
3. There is no existing housing stock on site, and
4. The proposed development of the lot is generally consistent with the character of
the surrounding neighborhood.
Also, pursuant to ECDC 17.40.030D5, the subject lot may be developed within a 2 year
period from the effective date of Ordinance 3024.

1. The purpose of this letter is to request a waiver to exceed the 14% allowable driveway
slope.
2. By curving the driveway to the lowest point on the asphalt road on the southem side
of the property the elevation level decreases by two feet as compared to a driveway
perpendicular to the house.
3. Due to the physical characteristics of this lot and the resulting difficulty of placing a
house on this property, this parcel has been for sale for over 15 years. However, by
building the garage on the middle level of the house and allowing a 16% driveway slope,
it is possible to build an appropriate sized house on this lot which will further enhance
the neighborhood. .
4. It should be noted that the driveway on the property to the south of this lot has a slope
of 20%. Also, the driveway across the street and to the south of this lot has a similar
slope.

RE: Correction Notice Posted 8/25/95
Enclosed please find a copy of the referenced correction notice that was posted at your
home for re -roofing without a proper building permit. According to our files in response
to this correction notice we received a telephone call from Mr. Lee Nelson who stated he
was responsible for the work. We indicated to him that a permit was required and that an
inspection of the underlayment in the roofing assembly would be necessary. Mr. Nelson
led us to believe that he would work on your behalf to resolve this matter but
unfortunately as of this date we have not yet received a permit application nor have we
verified that the work meets the minimum standards of the Uniform Building Code.
As owner of the property you are ultimately responsible to resolve this matter and we can
assist you in completing the necessary paperwork including the permit application. It is
not the City's intent to cause you undue hardship however compliance is mandatory to
ensure the fair and equal treatment of all citizens.
Please complete the enclosed permit application and return it to City hall with the re-
roofing permit fee of $25.00. Once the City receives the application please schedule for
the required roofing inspection. You should instruct your contractor to meet the building
inspector on site since portions of the roof will need to be exposed for inspection.
