During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1.Please change address on site plan to correct lot address.
2.Provide copy of civils and approved drainage report.
3.Provide copy of recorded access and utility easements.
4.Include all existing utility improvements to the lot on the site plan per civils.
5.Make reference on site plan to refer to civils to show detention and utilities.
6.Please add to site plan erosion control filter socks for the existing yard drain, and existing detention catch
basins in the access road. Also please include with plan details consistent with City of Edmonds Standard
details for Erosion Control for filter socks and silt fence. You may view these at our website by scrolling
down to the bottom of the Handout list.
7.Provide on site plan bottom of footing (BOF) to verify grading calculations. Provide grading quantities.
8.The turnaround area required for a two car garage is not being met in the current configuration. Please
review the attached City of Edmonds Standard Detail E2.6 for the dimensions needed.
9.Show how surface runoff on driveway will be collected and drained to storm system.
10.Detention system:
a)Show existing detention system on site plan (or include a separate drainage plan) with
rim and invert elev.
b)Show existing yard drain on site plan with rim and invert elevations.
c)Tightline connecting to yard drain, then continuing and connecting to detention catch
basin is shown on Civils. Site plan shows storm connecting at corner of garage and then
following out to access easement. Please clarify.
d)Show connection to detention system with proposed invert elevation. Note on plans
that detention system completed with short plat S05-140.

11.Correct plans to show access easement is 15’ in width (12’ is paved portion) as required per City of
Edmonds Standard Details. Show easement cutout at SE corner of lot 11’ x 15’. See recorded copy of
Short Plat for detail.
12.Please show side sewer, footing drains and water line connecting to existing stubs on lot. Note that
required 10’minimum separation of sewer and water lines.

13.Show rear 2 floor bump-out on site plan as well as any sidewalks, patios, landings or other impervious
areas.
14.Note on plans that frontage improvements, access drive and utility connections installed with short plat.
15.As property is not “immediately adjacent or facing city street” then Fire & Aid address sign is required
per City of Edmonds Standard Detail E8.3.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
