The property is developed with a single-family residence and a detached garage. Based on the above findings, a Critical Areas Study is required for further development of the site to determine and delineate the boundaries of the critical area, its buffers and setbacks. At time of development, the applicant shall submit a survey, prepared by a Licensed Land Surveyor, delineating the top of the stream and its buffers. The buffer for a Class 2A Stream is 25 feet, with an additional 15 foot building setback. Because this stream flows into Puget Sound, any development on the subject site requires additional review and approval by the Washington State Department of Fish and Wildlife. Any development proposal within or adjacent to the stream requires SEPA review by the State, in addition to review by the City, for permit applications. If the property owner wishes to apply for a specific development on the site, they may submit their proposal to the Planning Division for review.
