SUBJECT: Setback Adjustment at 9115 Olympic View Dr. (A-9-88)
Charles and Susan Saul have requested a setback adjustment to allow for
the addition of a deck to the west side of an existing house. Location
of the house is indicated on exhibit 1. The setback request is to
reduce the side yard setback to 6 feet from the required 10 feet. This
setback is measured from the northern property line.
The site, which has an existing single family home, is relatively level
at the eastern portion and slopes down sharply toward the water at the
western portion. A 200 square foot deck is proposed. This setback
adjustment request is to reduce the side yard setback which would, if
approved, allow the deck to follow the line of the existing home.
The requested setback adjustment meets the criteria for approval
contained in ECDC Section 20.50.020 as follows:
1. Vehicle maneuvering space: A vehicle turnaround area is provided in
the private drive that provides access to the property.
2. Topography of the lot: The existing house and the proposed deck are
located on the relatively level portion of the lot.
3. Shape of lot: The lot is rectangular in shape with approximately
10,000 square feet in area. Lot size and shape were determined at
the time of subdivision.
4. Location and size of adjoining setbacks and other open spaces:
Houses adjoining the subject property on the north and south have
side yard setbacks of approximately 10 feet. There are no homes to
the east or west.
5. Location, size, orientation and views of nearby houses: The
proposed deck will not block views as the homes to the north and
south have a view to the west which is not impacted by this deck
location.
Reduction of the setback as proposed will allow the propsed deck to
follow the line of the existing structure.
I recommend that this request be approved. If you concur, please
