Thank you for submitting a land use permit application for a lot line adjustment (LLA) between the properties
located at 616 and 626 Maple Street in the RS-6 zone. I have reviewed the above permit application for the
Planning Division and it was found that the following information, corrections, or clarifications will need to be
addressed before the Planning Division review can continue.
1.Engineering Memo: Please review the attached memo from our Engineering Division and revise the map as
necessary. Ms. McConnell can be reached at 425.771.0220 if you have any questions about her sewer
easement questions and requirements.
2.Reduced Copy: Please submit a reduced copy of the LLA map. I need to have this when I issue the approval.

3.Dates: If the LLA map is to be revised, please change the dates from 2011 to 2012.
4.File Number: If the LLA map is to be revised, please add the file number: PLN20110075.
5.Structures: If any structures or foundations have been removed since the survey was created, please revise
the LLA map to reflect this.

The comments provided below are based upon review of the proposed lot line adjustment
between 616 & 626 Maple Street. Additional information is requested from the applicant at
this time. Please ask the applicant to respond to the following.
City maps indicate a sewer main runs north and south between the alley and Maple Street in
the vicinity of the proposed lot line adjustment. The map below provides an approximate
location of the sewer main and actual location should be confirmed on site. I was not able to
find confirmation of a sewer easement through the subject properties. Please revise the lot
line adjustment documents to also include the granting of a public sewer easement to the City
of Edmonds or provide proof of an existing easement and reference on the recording
documents accordingly.
