During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:

Detention:
1.Inconsultingwiththestormwaterprojectmanagerandtheengineeringprogrammanager,thefollowingitemswillhavetobeaddressed:
a.Showthedetentionsystemonthesiteplan.Showallyardandroofdrainsthatfeedintoit.
b.Adrainageplanwillberequiredtohandletheproposedadditional541squarefeetofimpervioussurface,and:
c.Engineeringnotesthattheimpervioussurfacecalculationsfortheunderlyingshortplatdonotincludethedrivewayareas,yetthe
drivewayforyourlotdrainstothedetentionsystem,accordingtothedrainageplanoftheshortplat.Thisimmediatelyrendersthedetention
systemovercapacityby676squarefeet.
2.Inordertoaddressitems1band1c,twoapproachesmaybeconsideredtohandlethetotal1217squarefeetofimpervioussurface(both
theadditionandthedriveway):
a.Additionaldetentionpipemaybetiedintotheexistingsystem,therebyincreasingitscapacity.Notethatsincetheoriginaldetention
systemwasdesignedforanareaexceeding5000squarefeet,modificationstothesystem*must*bedesignedbyalicensedcivilengineer.
b.Acompletelyseparatedetentionsystemmaybedesignedforthe1217squarefeetfromahandoutavailableat:
http://www.ci.edmonds.wa.us/CityDepartments/EngrDept/E72-Erosion_Sedimentation_Control.pdf,andfeedintotheoutflowlineofthe
existingsystem.Ifthisoptionistaken,thedrivewaydrainwillberequiredtobedisconnectedfromtheexistingsystemandtiedintothenew
system.
Encroachment:
Thesiteplanshowstheexistingconcreteslabonthenorthsideofthepropertyasencroachingintothecitysewereasement.suchstructures
arenotallowedwithoutanapprovedencroachmentpermit.Pleaseverifytheextentoftheencroachment,andeitherapplyfortheproper
permit,orremovetheslabtotheeasementline.
