We received your letter dated April 17, 2009 where you state that you approve the use of the air admittance valves at your property as requested, understand they are not an approved method of venting in the State adopted Uniform Plumbing Code, and understand the maintenance requirements of the air admittance valves. The proposal is to use two Oatcy air admittance valves for venting a toilet, lavatory, mop sink and kitchen sink for tenant space #101. The reasons stated for the alternate venting source include structural issues and location problems of tying into the existing plumbing vent system. The request to use two air admittance valves to vent the previously noted plumbing fixtures is hereby approved with the noted conditions below. ➢ install per manufacturer's specifications ➢ The plumbing contractor must provide you with written directions as to how to inspect and maintain the air admittance valve. With regard to Inquiry Number 1: We will be utilizing Oatey products (i.e., 2" and 3" Oatey air vents) for the installation of this system, including accessible labeled panels for future service. With regard to Inquiry Number 2: This site consists of various structural requirements (i.e., basement - garage, first floor - commercial, top two floors - privately owned condominiums) that are built with a concrete PT deck (post -tension cable run). Such cable material prohibits our ability to appropriately implement standard plumbing installation. Additionally, the plumbing would require unacceptable invasive intrusion of the condominium owners property. There is truly no feasible option to pursue in View of the current structure. Therefore, we respectfully request that you honor our request to utilize the Oatey inline vent system. I have attached Oatey specification sheets as requested for reference. After my inspection, I noted a conventional venting for waste and vent is not feasible for this site. It is a four story site, with the top two sites being occupied by apartment tenants. I would propose to implement a studor vent which is an approved method in King County_ This method would rectify the issue at hand and meet the required city codes. Please bear in mind this is a commercial site, including a half bath, floor mop sink and two bay stainless kitchen. There will be no solinoide valve functions, strictly gravity fed drainage. The drainage will be tied into the pre-existing drainage in the garage with a 4x3 Y before existing. This will be first drain before existing drains on the drain trunk. This will Conform to studor codes. I respectfully request that you consider and accept my proposal since I have no other options to consider to install standard venting for this site.
