Mer- our rneeting on April 1.4' 201el WWI yourself & John Vvestfall, we have proposed that an alternate
means & method (per 2012 MC 104.11) be considered for khe ernergency escape & rescue openings
required for the sleeping rooms for Units I01,102 & 103 per 2012 W I029.1. A door now connects
each unit at the rear of the bedroom loft to the courtyard via a hallway. We propose that the hallway
now meets the intent for emergency escape & rescue frorn the bedroom per 2012 IBC 104.11 and thus
is an acceptable alternative to an actual window. The bedroom door will be 34" wide. However, in
similar logic to the PreViOUS usage Of the narrower door used for emergency escape 84 reSCU(-' at units,
305, 306, 4.02 & 406 (see response # 34 Beck St Associates Review 2/22/14), the A/E team requests the
corridor be allowed to be narrower -- 3'-3 Yz" clear (not meeting ANSI AJA7.1 404.2.3.2e) by reason that
its function is strictly for emergency escape & rescue. Hardware for hallway door 226 will be specified
so residents do not use the hallway as a convenient way to gain access to the unit. Also, the hallway
bisects the unit, creating a shaft condition where the first floor ducts now travel vertically and cross over
the hallway ceiling as they exhaust at the far west end of the unit. Per IBC 2012 1208.2, ceiling heights
in corridors are required to be minimurn 7'-6". There are (2) duct shaft crossing points in Hallway 226.
See A2.02, unit plans A8.18, A8,19, A8.22 & detail 5/A9.03. At these (2) locations, the ceiling height
would be 7'-0" rninIMUrn for a short distance.
