A complete review cannot be performed until the revised plans/documents, including a written response indicating where the `clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Comments: Energy notes are on page 1 1. Specify on the plans how the required 3.5 credits will be obtained according to Washington State Energy Code (WSEC) Section R406. Please state on the plans which options from Table 406.2 are to be used, including the credits earned for each totaling 3.5 or more. Sheet 1: 2. Please show the required exhaust fans throughout the structure including bathrooms, toilet rooms, and laundry room per IRC M1507.4 as amended by the State of Washington. Complete 3. Note on the plans that a range hood with a minimum capacity of 100 CFM is required per IRC M1507.4 as amended by the State of Washington. Complete 4. Clarify what is meant by the `Y in the hallway adjacent to the refrigerator. Removed 5. It appears that safety glazing is required at window 10 adjacent to the Master Deck door per IRC R308.4.2. Please revise the Opening Schedule. Complete Sheet 2: 6. Please show the required exhaust fans throughout the structure including bathrooms, toilet rooms, and laundry room per IRC M1507.4 as amended by the State of Washington. Complete 7. It appears that safety glazing is required at window 1 adjacent to the Bonus Room Patio double doors per IRC R308.4.2. Please revise the Opening Schedule on Sheet A. Complete Sh. 2 8. Please define building envelope in the area of the garden storage. Indicate which walls are to be insulated. In addition indicate which areas of the floor above are to be insulated. There are differences between the foundation plan, including isolated footing locations and thickened slab footing locations on Sheet 5 and the foundation plan on Sheet S-2. Please coordinate the two foundation plans to match or eliminate the architectural foundation sheet. 10. The application indicates that the lower level is to be heated using in -floor hydronic heat. Please note this on the plans. In addition, please provide details to show how the slab is to be insulated per WSEC Table 402.1.1, footnote d. Shown on Sheet Sheet 7: Sheet 7 removed 11. There are differences between the roof framing plan on Sheet 7 and the roof framing plan on Sheet S-5. Please coordinate the two roof framing plans to match or eliminate the architectural roof framing sheet. Structural: 12. Please provide calculations for the foundation walls shown in details 23 and 24 adhering to the parameters set forth in the Liu & Associates geotechnical report 13-041. There is no engineered design required for walls less than 4 feet. These walls will be less then 4 feet. Details 23 and 24 are discarded in this case. Page 2 of 2
