Permit Application #: PLN20120021 Dear Jeanie, This letter is intended to summarize the changes made to the engineering package submitted/reviewed for this project based on comment provided by the City in a letter dated February 7,2017. This letter has been laid out/formatted to try and match the letter provided by the City for ease of understanding. I have included three copies of all the revised and additional documents requested by the City. GENERAL 1. The engineers cost estimate is included with this resubmittal package as requested. However, the City has agreed that no improvements are required for this Short Plat until the time of building permit issuance. 2. A traffic control plan (Sheet 1 of 1) is included with this resubmittal package. 3. Note added. 4. Noted added 5. The geotechnical engineer has reviewed the plans and prepared the included block wall engineering design documents, however the final review/letter of compliance will be provided once the revised plans have been reviewed by the City Staff and deemed that no significant additional changes are necessary. 6. This note has remained on the plans based on the agreement with the City that the improvements are not required to be constructed until the building permit for Lot A has been issued. 9. A slope waiver letter has been included with this resubmittal package. SHEET 1 — COVER SHEET 1. Sheet title changed as requested. 2. Utility purveyor information added with contact numbers. 3. Width of driveway and easement added. 4. Restoration limits for the frontage improvements have been added and called out. 5. The hatched area has been labeled on the plans. SHEET 2 - SWPPP 1. General notes taken from the City web -site have been added to this sheet. 2. Construction Sequence added. 3. Tree protection notes removed from this sheet and shown on sheet 4. 4. Grading quantities on this sheet are correct and removed from sheet 4 SHEET 3 - SWPPP DETAILS 1. The current version of detail E1.3 was taken from the City web -site but the detail appeared to match the one shown previously. SHEET 4 - TREE RETENTIONIVEGETATION PREOTECTION PLAN This sheet has been prepared by Wetland Resources, SHEET 5 - GRADING & DRAINAGE PLAN 1. Revisions to this plan sheet were made to make it easier to read/understand. 2. Lots A & B labeled. 3. As noted previously, no retaining walls are proposed at this time since all site work will begin at the time that the Lot A building permit is issued. 4. Detention pipe labeled along with reference to detail and profile on sheet 6. 5. Detention pipe material and sized called out on sheet 6. 6. Impervious area table added to plan. 7. Reference to utility patch detail added. 8. Utility stubs shown on the plan and labeled. A note has been added to the plan regarding marking the stubs with the 2x4. 9. Sheet 1 shows the mailbox location. 10. Note title revised and City amendment standards have been added to this sheet. 11. Sewer note/callouts removed and shown on sheet 7. SHEET 6 - DRIVEWAY PROFILE & STORM DETAILS 1. Lot number references corrected, detention tank vent added and called out, length of pipe and diameter added for reducer sections, the pipe alignment was adjusted to ensure a minimum of 2-feet of cover is provided, dimension added to profile, SDMH #4 & 5 are now called out as type II. 2. Soil amendment notes have been moved to sheet 5, see above. SHEET 7 - UTILITY PLAN AND DETAILS 1. Sanitary side sewer material and diameter callouts added to plan. Cleanouts shown per City detail and detail is referenced. 2. "T" connection of Lot A & B side sewers revised to a wye connection. 3. Water service line material and diameter added to plan along with note regarding final pipe size shall be determined at time of building permit application. 4. Note added that City will install water tap and meter box. 5. Stub locations called out on plan and 2x4 marker note added. 6. Dry utility location added to plan. STORMWATER MANAGEMENT REVIEW MR #1 1. North arrow and scale added to sheet 1. 2. A note was added regarding grate type for all CBs on sheet 5. OMEGA ENGINEERING, INC. MR #2 1. Inlet protection shown and called out on plans. 2. The site flow control analysis was run again using the WWHM2012 software and this time with the Puget East 36 precipitation file. The system as designed still passed, see report. 2. The reducer sections for the detention pipe on sheets 5 & 6 are labeled and shown correctly on the plan and profile. 3. Control structure called out to be 54" diameter. Type II labels corrected for all SDMH. 4. Corrected. 5. Tank material and specifications added to sheet 6. MR #9 1. O&M checklists have been included in Appendix A. MR #11 1.
