The project site is currently a residential use with an existing house. The project site
had no wetland, steep slope, or any other environmental sensitive area. The project
proposes to short plat the one single parcel into 2 lots. Existing house will remain.
A new single-family residence will be on lot 2. Lot 1 has 8,457 SF and lot 2 has
8,468 SF meeting zoning RS-8 for 8,000 SF minimum lot size.
Both lots will meet the setback requirements. Front=25', rear=15' and side=15'
(combined with 7.5' min. on one side).
The proposed access for lot 1 is continue using the existing access from 75th Place
W. The proposed access for lot 2 is from 74th Ave W.
