RE: Lot line adjustment at 7208 and 7220 2 loth St SW, Edmonds
Dear Jennifer,
This letter is to serve as the cover letter for our Lot Line Adjustment application and to describe our
project and the resulting need for the combination oftwo lots into one.
Our company has developed multiple Seniors Housing projects in 7 states across the central and
western United States, in response to the overwhelming amount of seniors being diagnosed with
Alzheimer's disease and other forms of Dementia. Our company has concentrated on developing a
building with a "community" feel for those suffering from Alzheimer's disease and other forms of
Dementia; a homelike feel and nota sterile, hospital like environment. We have identified a need for
additional memory care beds in Edmonds, and have Design Review application currently under review
by the City.
We have identified the 3 contiguous parcels located at 7208 (parcel no. 005669-005-001-01) and 7220
(parcel no. OO5669-0US-OU1-O2)2loth StSVVtobeanideal site for our multi -story memory care building.
The total area of each parcel is 25,249 sq ft and 35,246 sq ft, respectively. Our site plan, currently in
Design Review, contemplates our building being placed over the lot line between these 2 parcels.
Currently, we have these 2 properties under contract via a Purchase Agreement with the 2 current
owners. We are due to close on the land in mid-November, at which time we will own both properties in
the name of Edmonds Memory Cane, LLC. The attached title reports for each property show the current
owners of the properties. It is our request that the City issue a decision on this lot line adjustment with
a condition to submit a title report showing the current owner to be Edmonds Memory Care, LLC prior
to recording.
