Avg front setback determination 19018 Soundview Place.docMay 21, 2008 Ben Jeffris 19018 Soundview Place Edmonds, WA 98020 RE: DETERMINATION ON APPLICATION OF ECDC 16.20.040.A (AVERAGE FRONT SETBACKS) TO NEW SFR AT 19018 SOUNDVIEW PLACE (BLD-2008-0123) Dear Mr. Jeffris: This memo is in response to your letter of February 11, 2008, requesting the application of average front setbacks to your Water Street frontage on your parcel at 19018 Soundview Place. Your request was to reduce the normal 25’ street setback from your north property line to 8.5 feet. Your site and 9940 Water Street are the only two houses with northern property line frontage on Water Street. In 2003, the owner of 9940 Water used the average front setback criteria to calculate his property line setback from Water Street. Based on the information provided at that time, staff determined the average front setback from the northern property line at 9940 Water Street to be 8.6 feet. Based on the information and survey provided with your application, it appears that the structure at 9940 Water Street encroaches slightly in the northern setback area along Water Street. In two locations, the house is 8.3’ from the northern property line. On the approved drawings, however, the northern property line setback was indicated to be 8.5 feet rather than the previously calculated average of 8.6 feet. As a result, based on the existing determination for 9940 Water Street, the position of the structure on that parcel, and the position of your existing structure at 19018 Soundview Place, the average front setback from the northern property line at 19018 Soundview Place shall be 8.5 feet.
