Dear Ms. Zulauf,
Thank you for reviewing the civil engineering submittal package for the First Security Bank
project. We received your Plan Review Corrections dated June 1, 201, 1, and have revised the
plans accordingly. Below are detailed responses outlining how each, of your review comments
has been addressed. Attached are three revised sets of the civil engineering plans, a revised cost
estimate from Wilcox Construction, Inc., and your review letter dated June 1, 2011.
1. A revised, itemized cost estimate produced by Wilcox Construction, Inc. is attached.
New Comment: The civil cover sheet number has been changed to 01.00 to avoid conflict
with the architectural cover sheet.
3. The City of Edmonds General Notes have been added to the cover sheet, 01.00. The
construction/phasing sequence has been updated and is shown on sheets 02.01 and
02.02.
NEW Comment: The plans now include an additional TESC and Demolition Plan.
Additionally the construction/phasing sequence has been updated. Please refer to sheets
02.01 and 02.02.

4. The City of Edmonds Construction Contractors Best Management Practices (BMPs) found
on Handout #E1 1 have been included on sheet 02.11.
7. The construction/phasing sequence has been revised and added to sheets C2.01 and
C2.02
New Comment: On- and off-site catch basins requiring outlet protection are shown on the
plans with a "TEMPORARY SEDIMENT TRAP" symbol (see legends on sheets C1.01 and
C1.02). Additionally, refer to EROSION CONTROL NOTE #11 on sheet C1.01.
SHEET C2.01 SITE AND SURFACING PLAN
GENERAL
2. A dimension has been added to sheet C2.01 showing 12.5' between the existing face -
of -curb and existing lane divider.
3. The impervious surface box on sheet C2.01 has been revised to show all impervious
surfaces as "NEW."
4. Site improvements will continue to be shown on both sheet C2.01 and A1.01 per
discussions at the review meeting on June 8, 2011.
SITE ACCESS
7. The truncated domes have been removed from the drive entrance along Paradise Lane.
Refer to sheet C2.01.
9. The required signs are on sheet A1.01.
FRONTAGE IMPROVEMENTS
11. Note #6 on sheet C2.01 has been revised with the correct contact information for the
City of Edmonds Engineering Inspection Line.
14. A stop line has been added to sheet C2.01 at the intersection of Paradise Lane and State
Route 104. It is also noted to replace all damaged or impacted existing striping:
16. Rockeries have been removed from the civil drawings.
PARKING LOT:
17. Refer to note #3 on sheet C2.01.
19. The parking lot has been reconfigured to provide a minimum aisle width of 24. Refer to
sheet C2.01 and A1.01.
20. As discussed at the review meeting on June 8, 2011, the bank will have infrequent
deliveries. Therefore, a loading zone is not needed for this site.

6. The City of Edmonds Rockery Detail has been removed from sheet C2.1 1.
SHEET C3.01 GRADING PLAN
2. The rockery along the south side of the site has been replaced with an extended concrete
curb. Proposed elevations have been provided at critical locations along the curb. Please
refer to sheet C3.01.
3. The building foundation was previously added to the approximate earthwork quantities
on sheet C3.01. Refer to Grading Note #4.
4. The bottom of footing elevation cannot be shown on the grading plan because it is
unknown. This elevation will be field determined by the structural engineer during
construction. Refer to BCRA's response letter dated May 12, 2011. It has been noted on
the plans to contact the City of Edmonds once this elevation is determined.
SHEET 04.01 STORM DRAINAGE PLAN
5/31/1 1 The compost -amended soil detail has been added to sheet C4.11.
SHEET C5.01 UTILITY PLAN
WATER SERVICE
6. Sheet Note #2 has not been modified because it is understood by all involved parties
that the Olympic View Water & Sewer District (OVWSD) is regulating the water
improvements. OVSWD has been clearly identified as the water purveyor on sheet
C1.00.
SANITARY SERVICE
9. Sheet Note #14 on sheet C5.01 has been revised to indicate that condition of the
existing sewer lateral to remain must be verified with the City of Edmonds Public Works
Department.
SHEET C6.01 TRAFFIC CONTROL PLAN
1. The haul route has been identified on sheet C6.01.
Traffic Engineer Comments on complete traffic control plan submission received 5/31/11:
1. The "ROAD NARROWS" sign (W5-1) has been removed from sheet C6.01.
2. "ROAD WORK AHEAD" and "END ROAD WORK" signs have been included for
eastbound State Route 104 traffic. Refer to sheet C6.01.
3. A "BE PREPARED TO STOP" sign has been added to sheet C6.01 for westbound traffic
on State Route 104.
4. "END ROAD WORK" signs have been added to sheet C6.01 at the end of all work
areas.
5. A "ROAD WORK AHEAD" sign has been added to the west side of 6" Place South for
southbound traffic. Refer to sheet C6.01.
6. Channelization devices have been added to the centerline of Paradise Lane near State
Route 104. Refer to sheet C6.01.
7. A "ROAD WORK AHEAD" sign has been added to the north side of Paradise Lane near
the State Route 104 intersection for westbound traffic. Refer to sheet C6.01.
8. Sidewalk closure measures have been added to the traffic control notes on sheet C6.01.
