During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1.Done.
2.Done.
3.Show gas utility connection on site plan. Label side sewer and water lines connecting to house.
4.Not done. Show side sewer clean out at property as 6” with 12” cast iron lamphole cover. Identify on
plan if side sewer on private property to be 4” or 6”. Done. Please show 4” clean out at house.
5.Not done. Water meter is shown inside the property line. Please move water meter outside of property
line into the right of way.
6.Done.
7.Done.
8.Partially done. Please show on site plan how access road continues through right of way and meets Bell
St. including curb cut. Please remove curb where access road meets Bell St. Indicate access road
surface material. Please provide access easement documentation for this road.
New Comments Due to Changes in Plans
9.New plans show use of existing sewer connection. If planning to use existing connection, Public Works
must TV sewer lateral to determine if in suitable condition for reuse. Property owner will be required to
have side sewer TV’d and provide report to Public Works showing it is in okay condition for reuse.
10.Existing sewer line also appears to cross neighbor’s property. Please provide utility easement
documentation.
11.New plans show additional patio on west side of proposed home and some additional sidewalk in the
front. Please add this square footage to the impervious surface calculations.
