Proposed Use: Office – permitted use subject to conditional use permit approval and pursuant to ECDC
16.30.010.C. Applicant has already applied for a conditional use permit under file number CU-07-73 and
it is scheduled for a public hearing on November 15, 2007.
Height: Maximum height is 25’ (+ potential 5’ bonus pursuant to ECDC 16.30.030). No change proposed.
Parking: Subject to the parking requirements found in ECDC 17.50.020.B. Estimated “office” space is
1500 square feet, which yields 3.875 parking spaces (1/400). Estimated “office storage” space is 1000

square feet, which yields 1.25 parking spaces (1/800). Total parking required is (5.125) parking spaces.
It is unclear how much parking is proposed at this time.
Setbacks: East and West setbacks are 15 feet, North and south setbacks are 10 feet. Applicant proposes
no change to setbacks.
Note:
Pursuant to ECDC 16.30.030.C, “No parking spaces may be located within the street setback.”
Some of the “new parking” shown on the site plan encroaches into the 15-foot street setback. This is
not permitted unless a variance is approved.

SEPA Review Required: It does not appear that SEPA review is required at this time.
Critical Area Determination: There has not been a critical areas determination done at this site. A Critical
Areas Determination is required if any ground will be broken. See attached Critical Areas Checklist.
Design
Design
Design Review: Applicant stated no change to exterior – no design review by the ADB is required. Any
minor changes to the exterior may be reviewed by staff as an administrative design review.
Landscaping: No change.
Signage: No signage shown. Signs are subject to ECDC 20.60 and require a sign permit.
